Data from Wahi for overbidding and underbidding Calgary neighbourhoods in the first four months of 2024 suggests Calgary remains a seller’s market. Roughly half of Calgary’s neighbourhoods — 49% or 92 — were in overbidding territory, meaning these neighbourhoods had homes selling for above list prices, with Northwest Calgary seeing the stiffest buyer competition. Another 14% or 27 of Calgary’s neighbourhoods saw homes selling at-asking, and the remaining 37% or 70 neighbourhoods were in underbidding territory.

The five neighbourhoods where the most homes sold for above asking include: Hawkwood, Northwest; North Haven, Northwest; Deer Ridge, Southeast; Scenic Acres, Northwest; and Deer Run, Southeast. These neighbourhoods had median overbid amounts ranging from $21,500 to $40,000. Whether it’s buyers migrating to Calgary from other provinces in search of affordable housing, or locals benefiting from Alberta’s resilient economy, demand remains strong for Calgary real estate.

Calgary’s top-five neighbourhoods with the most homes sold below list price were all in the Southwest part of the city and include: Upper Mount Royal; Elboya; Meadowlark Park; Kelvin Grove; and North Glenmore Park. Compared to the top overbidding neighbourhoods, median sales prices in these neighbourhoods trended higher, with two neighbourhoods — Upper Mount Royal and Kelvin Grove — in excess of $1 million. What questions should I ask my Realtor as a buyer in Calgary?
