GTA Bidding Competition Ticks Up, but 93% of Neighbourhoods Still Underbid

 

TORONTO, ONT. — October 5, 2026 — Homebuyer competition across the Greater Toronto Area picked up slightly in September, but bidding activity remains near historic lows as the fall market gets underway.

 

New data from digital real estate platform Wahi shows just 6% of GTA neighbourhoods with at least five resale transactions were in overbidding territory, up from 2% in August. Of the 230 qualifying neighbourhoods, 93% were underbid and 0% sold at asking.

 

“It would be hard to imagine weaker bidding competition than we saw over the summer, so while any sign of more interest from homebuyers is a positive, we have to look at it within that broader context,” says Wahi Economist Ryan McLaughlin.

 

Overall, 24% of GTA homes sold above asking in September, up from 18% in August and 22% a year earlier. Competition was strongest for single-family homes, with 28% selling above asking compared with 15% of condos.

 

The City of Toronto was the GTA’s most competitive market, with 28% of homes selling above asking, and all five of September’s top overbidding neighbourhoods were located within Old Toronto.
