News Release GTA Condo Fees Range From $254 to $2,275 a Month, Wahi Finds TORONTO, ONT. — July 28, 2026 — Monthly condo fees can vary by more than $2,000 across the Greater Toronto Area, according to a new analysis from digital real estate platform Wahi. Wahi reviewed 2025 sales data from approximately 2,000 existing condo buildings, comparing maintenance fees for one-bedroom units in developments with at least three sales in 2025. Median monthly fees ranged from as low as $254 to as high as $2,275. Key findings from the report include: The Ritz-Carlton Residences Toronto had the highest median fee at $2,275, more than $1,000 above the next-ranked building. Nine of the 10 buildings with the highest fees were in the City of Toronto, and seven were completed in 1991 or earlier. Most buildings with the lowest fees were completed within the past eight years and were concentrated in North York, Scarborough, Clarington and Markham. One-bedroom prices in the lowest-fee buildings ranged from $399,000 to $553,000, compared with $465,000 to nearly $2 million among the highest-fee buildings. Overall, 78% of the 4,977 GTA homes sold in July changed hands for below asking, up from 74% in June and 76% in July 2025. You can access the full report, including detailed charts, here.
