Originally pitched as a hassle-free form of housing for retirees, since their introduction to the Greater Toronto Area’s real estate market in the ‘60s, condos have come to appeal to a wide array of homebuyers. Whether for first-timers drawn by the relative affordability, downsizers looking for the convenience of condo ownership, or investors hoping to make rental profits, maintenance fees are a crucial part of the equation. These monthly charges can add up — as the latest analysis from Wahi attests. Wahi analyzed 2025 home sales, comparing maintenance fees among units that changed hands last year to rank the most and least expensive buildings in the GTA. In order to establish an accurate baseline, Wahi limited the analysis to one-bedroom units and only counted buildings with at least three unit sales in 2025. The analysis looked at approximately 2,000 unique addresses across the region. Because condo fees are set annually — and any increases typically fall within the 2-5% range — the 2025 sales data provides the most up-to-date picture of the monthly charges while meeting the minimum sales requirement per building. Overall, there was a major gap between the most and least expensive condo fees. The median monthly condo fee for a one-bedroom unit in the GTA ranges from $254 all the way up to $2,275. The top end is represented by an outlier — the Ritz-Carlton Residences Toronto, a downtown luxury high-rise hotel and condo tower. Its median maintenance fee was more than $1,000 higher than the next closest building. The median price of a one-bedroom unit in the Ritz-Carlton Residences Toronto was $1,987,500, more than double the next priciest entry. All but two of the condos with the lowest fees were finished within the last eight years. Newer buildings tend to have the lowest condo fees, which increase over time, depending on need. It is possible that there are recently completed buildings with lower fees than those included in the study. A recently completed condo project may not have had enough sales for inclusion in the analysis. Note that not all maintenance fees are the same. Some may cover extras such as internet service, while others may not. For example, at The Crofton — a co-ownership building in midtown Toronto that has among the highest monthly charges — the maintenance fees are all-inclusive and include property taxes, cable, internet, and hydro. Other highlights: Nine of the 10 buildings with the highest maintenance fees were situated within the City of Toronto. The lone exception was Fairways Condos, a Mississauga tower constructed in the late-’70s. Not counting the two Etobicoke condos, the Toronto developments were centrally located, with addresses distributed across the downtown core and midtown. Three condo towers (the Shangri-La, Grand Harbour, and One York Quay) in the top 10 for monthly fees are carryovers from Wahi’s previous study using 2024 sales data. None of the buildings with the lowest fees were represented last year, which could be the result of the composition of sales (i.e., not enough units sold in these buildings in 2025). The developments with the costliest maintenance fees were typically significantly older than those with the lowest maintenance fees. Seven of these buildings were completed in 1991 or earlier. The buildings with the lowest fees were also mostly concentrated in the City of Toronto, although they were more so positioned towards the outskirts, in North York and Scarborough, compared to the centrally located buildings on the most expensive list. Also, there were two buildings in a Clarington development as well as one in Markham. Prices for one-bedroom units in the buildings with the least expensive fees ranged from $399,000 to $553,000, whereas the most expensive buildings had a much wider spread ($465,000 to $1,987,500). What Are Maintenance Fees? Condo owners are responsible for paying monthly maintenance fees. These fees are normally calculated the size of a unit, and they reflect its proportionate share of the expenses incurred by the condo corporation, which oversees the management of the building. These fees pay for everything from building insurance and upkeep of common elements, including amenities, as well as some utilities typically. They also contribute to the building’s reserve fund, which is set aside for major repairs. Methodology: Wahi’s condo-building ranking is based on maintenance fees for one-bedroom units that were sold in 2025. Buildings had to have a minimum of three sales of one-bedroom units over the study period to be included in the rankings. For an apples-to-apples comparison, condo townhomes, which often have lower fees relative to mid- and high-rise buildings, were excluded. Note that a variety of factors influence maintenance fees, such as the size of a building’s reserve fund as well as the exact square footage of each unit, and Wahi was unable to take these into account as this information is not consistently provided in listings (in many cases, Realtors input a range, rather than an exact square footage for units).
