30 GTA Neighbourhoods With 3-Bedroom Homes For Under $1M

 

TORONTO, ONT. — May 20, 2026 — Three-bedroom houses remain one of the most sought-after home types for Canadian buyers, and new analysis from digital real estate platform Wahi shows where they are still selling for under $1 million in the Greater Toronto Area.

 

Looking at 2025 sales data, Wahi identified 30 GTA neighbourhoods where the median price of a three-bedroom single-family home was under $1 million. Prices ranged from $645,000 in Central Oshawa to $982,500 in Churchill Meadows, Mississauga. To make the list, neighbourhoods needed at least 100 single-family sales last year, including detached, semi-detached, row and townhomes.

 

“Previous Wahi research has indicated that three-bedroom houses are the preferred type of home for Canadians, so it’s encouraging to see that these properties are currently available starting from the mid-$600,000 range,” says Wahi Economist Ryan McLaughlin. “The current real estate downturn in the GTA has created opportunities for homebuyers who might have otherwise been priced out.”

 

Durham Region dominates the most affordable end of the list, with seven of the top 10 neighbourhoods located in Oshawa or Clarington. However, Wahi also found sub-$1-million options in Toronto, including Wexford, Downsview, Woburn, and Clairlea-Oakridge.
