Here’s Where to Find 3-Bedroom Houses in Toronto for Under $1 Million

In select Greater Toronto Area neighbourhoods, family-sized three-bedroom houses are changing hands in the $600,000 range, according to digital real estate platform Wahi.

There are dozens of Greater Toronto Area neighbourhoods where three-bedroom houses cost less than $1 million, and you don’t even need to leave the city to find them, new analysis from Wahi finds. 


Looking at home sales data from 2025, Wahi has identified 30 neighbourhoods in which the median price of a single-family home with three bedrooms is less than $1 million.

 

In order to make the list, neighbourhoods needed to have at least 100 single-family sales — including detached and semi-detached properties as well as row and townhomes — last year. 

 

“Previous Wahi research has indicated that three-bedroom houses are the preferred type of home for Canadians, so it’s encouraging to see that these properties are currently available starting from the mid-$600,000 range,” says Wahi Economist Ryan McLaughlin.

 

The median price of a single-family home in the 30 neighbourhoods with sub-million-dollar price tags ranges from $645,000 in Central Oshawa up to $982,500 in Churchill Meadows, in Mississauga.

McLaughlin notes the results of Wahi’s previous Great Canadian Dream Home Survey, which suggest that suburban three-bedroom single-family homes are the most in-demand type of housing.

 

 

“The current real estate downturn in the GTA has created opportunities for homebuyers who might have otherwise been priced out, and it’s putting some of them in a position to bid on highly desirable family-sized homes,” he adds.

Suburban neighbourhoods outside of the City of Toronto dominate the list of the most affordable places for family-sized houses in Wahi’s latest analysis.

For the most affordable family-sized housing options in the GTA, homebuyers may want to look to the north and east of Toronto proper specifically.

In fact, seven of the top 10 most affordable neighbourhoods for three-bedroom houses are located in Durham region. These include five in Oshawa, where the median price of a three-bedroom house was $730,000, and two in Clarington, which had a median price of $771,250.

Two neighbourhoods in Peel — the Brampton communities of Madoc and Heart Lake — and one in York (Georgina) rounded out the top 10 continuing the theme of affordability in the City of Toronto’s bedroom communities.

However, there are still more centrally located options available to cost-conscious homebuyers. Four neighbourhoods within the City of Toronto had a median price of under $1 million, including Wexford, Downsview, Woburn, and Clairlea-Oakridge.

 

While these neighborhoods are found within the city’s borders, they too are in more suburban residential enclaves.

The GTA-wide median price of a three-bedroom house in the GTA last year was $973,990.
