News Release Wahi Releases 2025 GTA Housing Snapshot – TORONTO, ONT. —January 29, 2026 — Today, Wahi released its annual GTA Housing Snapshot, which provides an overview of key real estate market trends in the Greater Toronto Area in 2025. The report breaks down home sales and price trends, overbidding and underbidding trends, most and least affordable neighbourhoods, and other housing market highlights in the GTA from January 1 to December 31, 2025. “Greater Toronto Area homebuyers maintained the upper hand throughout 2025,” said Wahi economist Ryan McLaughlin. “While economic uncertainty and affordability challenges kept some would-be buyers on the sidelines, many of those who did enter the market were able to negotiate more favourable deals.” Some of the key findings in Wahi’s GTA Housing Snapshot include: The median sales price for homes in the GTA was $923,500, and homes took an average of 30 days to sell; Single-family homes had a median sales price of $1,100,000 and took an average of 27 days to sell compared to condos, which had a median sales price of $615,000 and sat on the market for an average of 36 days; York region had the highest median sales price of $1,125,000 in the GTA, while Durham region had the lowest median sales price of $825,000; Sales in the GTA condo market were down 14%, while single-family home sales were down 7% year-over-year; Three out of the top-five fastest-selling neighbourhoods were in the City of Toronto, in areas where single-family homes are concentrated; Bidding activity peaked in the GTA in February and March, with 20% of neighbourhoods moving into overbidding territory; and York Mills, Toronto, overtook Eastlake, Oakville, as the most consistently underbid neighbourhood in 2025, while Riverdale, Toronto, was the most consistently overbid neighbourhood.
