Discover the GTA’s five most expensive and most affordable neighbourhoods in October 2025, with insights on where buyers can find the best value.

The Greater Toronto Area (GTA) real estate market offers a wide range of home prices, from multimillion-dollar estates in North York to highly affordable condos in Brampton and Mississauga. To highlight just how diverse the gap is, Wahi analyzed October 2025 sales data across GTA neighbourhoods with five or more sales to identify the region’s five most and least expensive communities.

1. York Mills, North York 

Topping the list as the GTA’s most expensive neighbourhood in October, York Mills posted a median sold price of $3,565,000. Known for its luxurious detached homes, ravine lots and quiet, tree-lined streets, this area consistently attracts affluent families seeking privacy and prestige. Highly rated schools, proximity to Highway 401, and exclusive private clubs add to its desirability. Many properties are custom new builds or extensively renovated, contributing to the elevated prices.

2. The Annex, Old Toronto 

With a median sold price of $3,315,000, the Annex is where historic charm meets modern luxury. This neighbourhood is famous for its Victorian and Edwardian architecture, vibrant culture, and proximity to the University of Toronto. Homes here often feature heritage details, generous lot sizes and renovated interiors. Its central location delivers easy access to transit, high-end dining, and cultural institutions, keeping demand strong among buyers who are looking for both character and convenience in a neighbourhood.

3. Bayview Hill, Richmond Hill 

Located in Richmond Hill, Bayview Hill remains one of the GTA’s premier suburban luxury enclaves with a median sold price of $2,850,000. Large lots, spacious homes, quiet streets, and a strong sense of community make it a popular neighbourhood for families. With top-rated schools, parks and newer builds, Bayview Hill offers high-end living at a slightly lower price point than the city’s core.

4. Kingsway South, Etobicoke 

Kingsway South is known for its stately homes, winding streets, and close-knit, upscale village feel. With a mix of Tudor-style properties, modern rebuilds, and a strong local retail district, the area appeals to affluent buyers seeking suburban charm without sacrificing access to the city. With a median sold price of $2,690,000, quality schools and nearby parks further drive demand.

5. Eastlake, Oakville 

With a median sold price of $2,268,000, this prestigious Oakville community offers lakeside living alongside top schools, generous lots, and detached custom new builds. Its quiet streets, mature trees, and proximity to waterfront parks attract families and luxury buyers looking for space and serenity. The area’s consistent demand and limited inventory keep prices among the highest in the GTA.

1. Queen Street Corridor, Brampton 

The Queen Street Corridor ranks as the most affordable neighbourhood in the GTA, with a median sold price of $448,000. Flemingdon Park offers a budget-friendly mix of older high-rise apartments and townhouses, with easy access to transit, parks, and downtown Toronto. Its cultural diversity and ongoing revitalization, including new community facilities and infrastructure, make it increasingly appealing. With a median price under $500,000, it remains one of North York’s best-value neighbourhoods.

4. Oakville Business Corridor, Oakville

The Oakville Business Corridor has transitioned from primarily commercial uses to offering a growing selection of affordable condo units. Buyers are drawn to its modern buildings, excellent highway access, and competitive pricing compared to Oakville’s pricier residential pockets. The supply of multi-unit developments keeps median prices low at just above $500,000.

5. Corktown, Old Toronto 

Corktown rounds out the list with a blend of historic charm and modern urban living. While known for heritage buildings and boutique shops, its condo-heavy housing stock keeps prices relatively accessible. With a median sold price of $516,500, the area’s walkability, proximity to downtown, and new developments continue to fuel interest among first-time buyers and investors.
