Across the Greater Toronto Area, home prices continue to vary widely from one community to the next. In some neighbourhoods, large detached homes and premium locations continue to command multi-million-dollar prices, while other areas, often with a higher concentration of condos, offer buyers a more accessible path into the market.

 

Drawing on Wahi’s analysis of May 2026 sales data in neighbourhoods with five or more transactions, here’s a look at the GTA’s most expensive and most affordable neighbourhoods right now.

 

 

1. Lawrence Park, Old Toronto

With a median sold price of $3,050,000, Lawrence Park ranks as the GTA’s most expensive neighbourhood in May. Known for its estate-style homes, affluent character, and proximity to top private schools, it continues to attract high-net-worth buyers seeking space, privacy, and exclusivity in central Toronto.

2. Moore Park, Old Toronto

Moore Park takes second spot, with a median sold price of $2,937,500. The established central Toronto neighbourhood is known for its quiet residential streets, ravine access, and large detached homes. Its location near Rosedale, Summerhill, and the Beltline Trail helps make it one of the city’s most desirable luxury markets.

3. Ledbury Park, North York

Ledbury Park ranks third, posting a median sold price of $2,895,000. Located in North York, the neighbourhood is known for larger detached homes, family-friendly streets, and access to highly rated schools and amenities. Its proximity to Avenue Road, Lawrence Avenue West, and Highway 401 adds to its appeal for buyers looking for an established Toronto community.

4. Rosedale, Old Toronto

Rosedale remains one of Toronto’s most prestigious neighbourhoods, with a median sold price of $2,725,000. Known for its historic homes, winding streets, ravine setting, and central location, Rosedale continues to draw buyers looking for luxury housing in one of the city’s most established residential enclaves.

5. Southwest Oakville, Oakville

Southwest Oakville rounds out the top five with a median sold price of $2,700,000. The neighbourhood offers access to the lake, larger lots, and a mix of renovated homes and new builds. Its location within one of the GTA’s most sought-after suburban markets continues to support strong demand among luxury buyers.

Flemingdon Park ranks as the GTA’s most affordable neighbourhood in May, with a median sold price of $425,000. The area has a high concentration of condos and apartment-style housing, helping keep prices lower than in many other parts of Toronto. Its access to transit, parks, and surrounding business hubs makes it a more accessible option for budget-conscious buyers.

2. Queen Street Corridor, Brampton

Queen Street Corridor takes the second spot, with a median sold price of $435,000. The Brampton neighbourhood has consistently offered some of the GTA’s more affordable options, largely due to its condo and apartment inventory. For first-time buyers, it can provide a lower-priced entry point into the GTA market.

3. Henry Farm, North York

Henry Farm ranks third, posting a median sold price of $440,500. The North York neighbourhood is known for its concentration of condo buildings near Fairview Mall, Don Mills subway station, and Highway 404. Its mix of transit access, shopping, and urban convenience continues to appeal to buyers looking for affordability within Toronto.

4. Woodbine, Etobicoke

Woodbine lands in fourth place, with a median sold price of $450,750. The neighbourhood offers comparatively lower-priced options within Etobicoke, with a mix of housing types and convenient access to major roads, transit, and nearby amenities. For buyers seeking a more affordable west-end location, Woodbine remains one of the lower-priced areas in the GTA.

5. Dempsey Park, Milton

Dempsey Park rounds out the list with a median sold price of $460,000. Located in Milton, the neighbourhood offers more affordable options compared to many other GTA communities, particularly for buyers looking outside Toronto. Its access to schools, parks, shopping, and commuter routes makes it appealing to buyers seeking value in the western GTA.
