The latest Wahi analysis of the Greater Toronto Area’s real estate market looks at which neighbourhoods have the highest and lowest average days on the market for home sales.

The latest Wahi analysis of the Greater Toronto Area’s real estate market looks at which neighbourhoods with five or more transactions had the highest and lowest average days on market for home sales in July 2026.

 

The difference between the GTA’s fastest- and slowest-selling neighbourhoods remained significant, although it narrowed considerably from June. Homes in Alderwood, Etobicoke, sold in an average of just 10 days in July, while properties in Chaplin Estates, Old Toronto, spent an average of 77 days on the market. By comparison, June’s fastest-selling neighbourhood averaged six days on market, while the slowest averaged 126.

 

The types of homes in a neighbourhood can also affect how quickly properties sell, since condos and detached homes often appeal to different buyers and sell at different speeds.

1. Alderwood, Etobicoke

Alderwood was the fastest-selling neighbourhood in the GTA in July, with homes spending an average of just 10 days on the market. Located in southwest Etobicoke, the established community is known for its quieter residential streets and concentration of single-family homes, while still offering relatively easy access to the rest of Toronto.


2. Palmer, Burlington

Ranking second, Homes in Palmer sold in an average of 15 days in July. The centrally located Burlington neighbourhood is characterized by peaceful, tree-lined streets, schools and a central community park, giving it a distinctly residential, family-oriented feel.

 

3. Uptown Ajax, Ajax

Uptown Ajax was one of two neighbourhoods where homes averaged 16 days on market. Situated north of Highway 401 around Kingston and Westney roads, the community combines suburban residential pockets with convenient access to shopping and major transportation routes.

 

4. Dovercourt Park, Old Toronto

Homes in Dovercourt Park also sold in an average of 16 days. Close to several schools, the established west Toronto neighbourhood is largely made up of two- and three-storey houses and offers residents convenient access to Bloor Street, shopping, restaurants, parks and public transit.

 

5. Humber Bay, Etobicoke

Humber Bay kicked off a six-way tie among neighbourhoods where homes sold in an average of 17 days. Situated near Lake Ontario, Mimico Creek and the Humber River, the neighbourhood features a broad mix of housing, including detached and semi-detached homes, low-rise buildings and condominiums.

 

6. Timberlea, Milton

Timberlea homes also averaged 17 days on market. The established Milton community is centrally located and offers convenient access to parks, schools, shopping, transit and recreational facilities, helping make it a family-oriented part of town.

 

7. Bullock, Old Markham

In Bullock, homes spent an average of 17 days on the market. The central Markham neighbourhood offers a mix of detached and semi-detached homes and bungalows, along with convenient access to shopping, green space and major highways.

 

8. Ashburn, Whitby

Ashburn also recorded an average of 17 days on market. Located in northern Whitby, the small rural hamlet has traditionally been an agricultural community, with housing that ranges from older farmhouse-style properties to newer custom homes on larger lots.

 

9. Victoria Park Village, North York

Homes in Victoria Park Village averaged 17 days on market in July. The neighbourhood, known for its green surroundings and mix of housing, also appeared among the GTA’s fastest-selling communities in June, when homes took an average of just 10 days to sell.

 

10. Seaton Village, Old Toronto

Seaton Village rounded out the fastest-selling group, with homes spending an average of 17 days on the market. Located just north of Bloor Street between Bathurst and Christie streets, the historic neighbourhood features Victorian and Edwardian homes and offers convenient access to shopping, dining and public transit.

1. Chaplin Estates, Old Toronto

Chaplin Estates was the GTA’s slowest-selling neighbourhood in July, with homes spending an average of 77 days on the market. The affluent midtown Toronto enclave is known for large estate homes on quiet, tree-lined streets and proximity to the Yonge-Eglinton area, parks and the Beltline Trail.

 

2. Tansley Woods, Burlington

Coming in second place, Tansley Woods recorded a selling timeline at an average of 71 days on market. The Burlington neighbourhood offers access to several nearby green spaces, including Palmer Park, Tansley Woods Park and Lansdown Park, along with the Tansley Woods Community Centre.

 

3. Bronte Lakeshore, Oakville

Homes in Bronte Lakeshore spent an average of 65 days on the market in July. The west Oakville community is centred around its Lake Ontario waterfront and harbour and features a mix of older homes, newer subdivisions, townhouses and condos, with Lakeshore Road serving as its main commercial hub.

 

4. Burlington Waterfront, Burlington

Burlington Waterfront followed closely behind, with homes averaging 64 days on market. Part of downtown Burlington along Lake Ontario, the neighbourhood includes a diverse mix of houses, townhomes and condos and provides residents with easy access to the waterfront, Spencer Smith Park and downtown amenities.

 

5. Queen Street Corridor, Brampton

Queen Street Corridor rounded out July’s slowest-selling list, with homes spending an average of 62 days on the market. Located just east of historic downtown Brampton, the neighbourhood offers access to shopping and recreational amenities and was also among the GTA’s slowest-selling neighbourhoods in June, when homes averaged 61 days on market.
