How GTA Home Prices Stack Up Near Top-Rated Elementary Schools

TORONTO, ONT. — October 23, 2025 — For many families living in the Greater Toronto Area, choosing a neighbourhood with a highly rated elementary school is a top priority, but it can come at a price. Wahi, a leading Canadian real estate platform and brokerage, analyzed median home prices across more than 60 GTA neighbourhoods with schools rated 9/10 or higher by the Fraser Institute.


The analysis reveals some striking contrasts when it comes to home prices. For instance, the most affordable option was the Church-Yonge Corridor, where homes near St. Michael’s Choir School (rated 10/10) had a median price of $570,000, largely due to the prevalence of condos.

 

At the other end of the price range, the upscale midtown neighbourhood of Moore Park, home to two top schools, saw median home prices of $3.2 million. Overall, 41 of the 63 neighbourhoods studied had median home prices above $1 million, compared with a GTA-wide median of $905,000 in Q3 2025.
