These Are The Only 6 Overbid Neighbourhoods in the GTA

TORONTO, ONT. — Nov 5, 2025 — The Greater Toronto Area’s housing market cooled again in October, with nearly every neighbourhood seeing homes sell below asking.

According to new data from digital real estate platform Wahi, 98% of the GTA’s 296 neighbourhoods with five or more sales were in underbidding territory last month — up from September, when overbidding occurred in nearly one-in-10 neighbourhoods. Only six neighbourhoods saw homes sell above list price, and even there, homebuyer competition was generally muted.

The full analysis highlights the GTA’s most overbid and underbid neighbourhoods, revealing where buyers and sellers still hold the upper hand.
