News Release Nearly Every Calgary Neighbourhood Now Selling Below Asking CALGARY, ALTA. — November 4, 2025 — Calgary’s real estate market took a clear turn toward more balanced conditions in Q3 2025, with 99% of neighbourhoods seeing homes sell below list price, according to new analysis from Wahi, a digital real estate platform. The median difference between list and sold prices, while still modest, widened to -$10,200, up from -$7,825 in Q2, a sign that buyers have more room to negotiate as market conditions cool. At the other end of the spectrum, only one neighbourhood, Chinook Park, recorded a median sale above asking, landing just $1 higher than the median list price. Meanwhile, high-end areas like Rosedale, Elbow Park, and Elboya saw some of the largest gaps between list and sold prices, with sold prices as much as $90,000 below asking.
