Every Ottawa Neighbourhood Now Selling Below Asking

OTTAWA, ONT. —November 12, 2025 — Ottawa’s housing market is cooling considerably. New analysis from digital real estate platform Wahi shows that in Q3 2025, every neighbourhood with five or more sales saw homes selling below asking price.

For buyers, that means more room for negotiation, while for sellers, it signals the importance of realistic pricing in the midst of cooling demand.
