TORONTO, ONT. —July 29, 2025 — While a few Ottawa neighbourhoods saw homes going for above list price, Ottawa’s market mostly showed balanced conditions, modest underbidding, and pockets of buyer opportunity. The median home sold for just $9,000 below list price, showing that while competition is muted, the gap between buyers and sellers remains narrow. Only five neighbourhoods — including Champlain Park and Lindenlea — bucked the trend with above-asking sales, likely due to low inventory in central, established areas.
