94% of Calgary Neighbourhoods Selling Below Asking

Despite most Calgary homes selling slightly under asking this spring, the city’s housing market remained in seller’s market territory in the second quarter of 2025.

 

CALGARY, ALTA. —July 29, 2025 — New research from Wahi, a digital real estate platform and brokerage, shows 94% of Calgary neighbourhoods saw under-asking sales, yet the median price gap was just -$7,825. That modest difference signals ongoing demand and limited inventory — factors that continue to favour sellers.


Recent data from the RPS-Wahi House Price Index also reveals Calgary home prices rose 5% annually in June — marking more than two years of steady year-over-year growth.


Only three neighbourhoods — including Kelvin Grove and Chinook Park— bucked the trend with above-asking sales. Even in a cautious environment, well-priced homes are attracting serious buyer interest, especially in these desirable, centrally-located communities where above-asking sales persisted.
