GTA Homebuyer Competition Nears Multi-Year Low as Underbidding Dominates

 

TORONTO, ONT. — July 7, 2026 — The Greater Toronto Area housing market remains in favour of homebuyers, with bidding competition approaching a multi-year low.

 

New data from digital real estate platform Wahi shows that just 6% of GTA neighbourhoods with five or more resale transactions were in overbidding territory in June, down from 7% in May. Meanwhile, 93% of neighbourhoods sold below asking and 1% sold at asking, highlighting how widespread buyer-friendly conditions have become.

 

Condo bidding competition is nearly non-existent, with only one of 123 GTA neighbourhoods with at least five condo sales landing in overbidding territory. Single-family homes continue to see comparatively more competition, with 11% of neighbourhoods overbid, though the vast majority (88%) still sold below asking.

 

“While the scales are very much tipped in favour of homebuyers across most GTA neighbourhoods, there are some signs that could spark a bit more competition in the coming months,” says Wahi Economist Ryan McLaughlin. With new listings also hitting a multi-year low for June, McLaughlin notes that a continued decline in supply could eventually influence prices, though buyers currently have more room to negotiate, especially in the condo segment.
