 GTA Homebuyer Competition Falls Further as Just 3% of Neighbourhoods Overbid

 

TORONTO, ONT. — August 6, 2026 — Homebuyer competition across the Greater Toronto Area weakened further in July, with bidding activity muted even by typical summer standards.

 

New data from digital real estate platform Wahi shows that just 3% of GTA neighbourhoods with at least five resale transactions were in overbidding territory, down from 6% in June. Of the 297 qualifying neighbourhoods, 94% were underbid and 2% sold at asking.

 

Competition was especially limited in the condo market, where not a single qualifying neighbourhood was overbid and 98% were underbid. Single-family homes were not far behind, with 92% of qualifying neighbourhoods in underbidding territory.

 

Overall, 78% of the 4,977 GTA homes sold in July changed hands for below asking, up from 74% in June and 76% in July 2025.

 

“Seasonality is only part of the story this July,” says Wahi Economist Ryan McLaughlin. “Economic uncertainty has not abated this summer and remains a headwind for housing markets across the country.”
