News Release Prices for Larger GTA Condo Units Well Above Pre-Pandemic Levels TORONTO, ONT. — October 21, 2026 — Despite the ongoing downturn in the Greater Toronto Area’s condo market, larger units are holding their value significantly better than smaller suites, with some recording double-digit price gains since before the pandemic. New analysis from digital real estate platform Wahi compares median condo sale prices in Q1 2020 and Q1 2026, revealing a widening performance gap based on unit size. Highlights from the report include: One-bedroom condos: Median prices fell 14% to $480,000, while sales declined 39%. Two-bedroom condos: Prices rose 2% to $630,000. Three-bedroom condos: Prices climbed 13% to $700,000. Four-plus-bedroom condos: Prices increased 15% to $715,000, the strongest appreciation of any unit type. “In today’s GTA condo market, the end user is the main source of anything resembling demand,” says Wahi Economist Ryan McLaughlin. “There simply isn’t much appetite among buyers for smaller units, which have historically been geared primarily towards investors looking to flip them and/or rent them out.” The complete report with downloadable charts is available here.
