News Release 4 out of 5 GTA Home Sellers Now Settling for Less Than Asking – TORONTO, ONT. —December 4, 2025 — The Greater Toronto Area’s housing market cooled again in November, with nearly every neighbourhood seeing homes sell below asking. According to new data from digital real estate platform Wahi, nearly four out of five homes sold below asking. At the neighbourhood level, 97% of communities with at least five sales were underbid, the second-highest share since Wahi began tracking competition in 2022. Only nine neighbourhoods saw homes sell above asking ー almost all with median list prices under $1 million, suggesting that what little competition remains is concentrated in more affordable pockets. Meanwhile, luxury markets such as Eastlake and Southwest Oakville saw homes sell for between $16,000 and more than $100,000 below list prices.
