Nearly Every Calgary Neighbourhood Sold Below Asking in Q2 2026

 

CALGARY, ALTA. — August 6, 2026 — Calgary’s housing market continued to favour buyers in the second quarter of 2026, with underbidding becoming even more widespread.

 

According to new data from digital real estate platform Wahi, 97% of neighbourhoods with at least five home sales were in underbidding territory. Just 2% recorded median sale prices above asking, while 1% sold at list price.

 

The citywide median difference between list and sold prices widened to –$9,950, compared with –$7,725 during the same quarter last year.

 

Conditions were especially soft in the condo market. Every one of the 76 neighbourhoods with enough condo sales to qualify was underbid. Non-condos remained somewhat more competitive, although 95% of qualifying neighbourhoods still saw homes sell for below asking.
