GTA Sees Highest Underbidding for Single Family Homes in 18 Months

Homebuyers continue to hold the upper hand in the Greater Toronto Area, where underbidding for single-family homes in particular has surged to its highest level since February 2024.

 

TORONTO, ONT. —Aug 5, 2025 — According to a recent report from digital real estate platform Wahi, 95% of GTA neighbourhoods with at least five home sales in July saw homes go for below asking — up from 82% a year ago.


Wahi’s report shows a narrowing gap between neighbourhoods with condos and those with single-family homes selling below list price. In July, 97% of neighbourhoods with condos were underbid, compared to 92% of single-family homes.


Wahi also looked at what percentage of all homes across the GTA sold for below asking last month. Overall, 76% of all GTA homes sold below list price in July, up from 71% the previous month.

 

While underbidding on condos was more prevalent , Wahi economist Ryan McLaughlin says many buyers have recently been able to buy a single-family home for under asking, too. While underbidding doesn’t always mean deep discounts for buyers, it’s a general indicator of market behaviour.
