GTA Homebuyers Could Save $500K by Looking Just Beyond City Limits

New research from digital real estate platform and brokerage Wahi shows that moving to one of the GTA’s neighbouring communities could save buyers as much as $500,000 while keeping them within commuting distance of the Toronto region.

TORONTO, ONT. —Aug 12, 2025 — With single-family home prices in the Greater Toronto Area reaching $1,145,000 in Q2 2025, many buyers are feeling priced out. But new research from digital real estate platform and brokerage Wahi shows that moving to one of the GTA’s neighbouring communities could save buyers as much as $500,000 while keeping them within commuting distance of the Toronto region.

Wahi’s analysis compared Q2 2025 single-family home prices in the Greater Toronto Area with Dufferin County, Hamilton, Kawartha Lakes, Northumberland, Peterborough County, Simcoe County, and Wellington County, and found that the median single-family price in these neighbouring markets ranged from $650,000 in Peterborough to $840,000 in Wellington – significantly less than the GTA’s $1.2M median price.

Many of these communities are not only more affordable, but also experiencing stable or declining prices, making them especially attractive for young families and first-time buyers looking for more affordable homes outside the GTA. With workplace return policies pulling some households back toward the region, these satellite markets could see growing demand.
