But new research from digital real estate platform and brokerage Wahi shows that moving to one of the GTA’s neighbouring communities could save buyers as much as $500,000 while keeping them within commuting distance of the Toronto region. Wahi’s analysis compared Q2 2025 single-family home prices in the Greater Toronto Area with Dufferin County, Hamilton, Kawartha Lakes, Northumberland, Peterborough County, Simcoe County, and Wellington County, and found that the median single-family price in these neighbouring markets ranged from $650,000 in Peterborough to $840,000 in Wellington – significantly less than the GTA’s $1.2M median price. Many of these communities are not only more affordable, but also experiencing stable or declining prices, making them especially attractive for young families and first-time buyers looking for more affordable homes outside the GTA.
