News Release GTA Bidding Competition Edges Higher in Toronto’s East End in February – TORONTO, ONT. —March 3, 2026 — Bidding competition ticked up again across the Greater Toronto Area in February, though market conditions remain subdued ahead of the spring housing season. According to new data from digital real estate platform Wahi, 7% of the 238 GTA neighbourhoods with at least five home sales were in overbidding territory last month, up from 6% in January. Meanwhile, 91% of neighbourhoods were in underbidding territory and 2% were selling at asking. Despite back-to-back monthly increases, the market remains far less competitive than this time last year. In February 2025, 20% of neighbourhoods were in overbidding territory. Demand remains concentrated in Toronto’s east end. The Beaches, The Danforth and Leslieville ranked among the top five GTA neighbourhoods for overbidding in February, continuing a trend that emerged last year. These neighbourhoods saw homes selling for between $50,000 and $113,500 above list prices. Meanwhile, traditionally high-priced areas such as Eastlake and York Mills remained among the most buyer-friendly neighbourhoods in the region, with homes selling for between $94,800 and $$193,000 below list prices.
