Not a Single Calgary Neighbourhood Sold Above Asking in Q4 2025

Calgary, Alta. —March 3, 2026 — Calgary’s housing market ended 2025 firmly in buyer-friendly territory. According to new data from digital real estate platform Wahi, not a single Calgary neighbourhood with at least five home sales recorded a median sale price above asking in Q4.


Across 175 qualifying neighbourhoods, 173 were in underbidding territory and two sold exactly at list price. The citywide median gap between list and sold prices was –$13,900, reflecting widespread below-asking outcomes.


Earlier in 2025, some Calgary communities had still posted modest over-asking medians. By the fourth quarter, that trend had fully reversed. From suburban communities to inner-city neighbourhoods, sellers were increasingly accepting offers below list price.
