GTA Sees Most Buyer-Friendly Real Estate Market in Recent Years

TORONTO, ONT. —January 7, 2026 — December capped off one of the most buyer-friendly years the Greater Toronto Area housing market has seen in recent memory.


According to new data from digital real estate platform Wahi, 98% of GTA neighbourhoods with at least five home sales in December saw prices bid below asking — matching the highest monthly level of underbidding recorded in 2025.


Only four of the 240 neighbourhoods with five or more transitions saw homes sell above asking ー almost all with median list prices under $1 million, suggesting that what little competition remains is concentrated in more affordable pockets. Meanwhile, pricier pockets, such as Forest Hill, York Mills, and The Annex, saw homes sell for between $124,000 and $229,000 below list prices.
