The Most and Least Expensive Neighbourhoods in the GTA

OTTAWA, ONT. —January 21, 2026 — New data from digital real estate platform Wahi reveals the most and least affordable neighbourhoods to buy a home in the Greater Toronto Area (GTA). In December 2025, Humber Valley, in Etobicoke, topped the charts as the most expensive neighbourhood with a median sold price of just under $2.5 million. Meanwhile, Brampton South, an area featuring a mix of older homes, townhouses and low-rise condos, ranked as the most affordable, with prices under $350,000.


The analysis highlights striking contrasts between the GTA’s pricier communities, such as Forest Hill and Kleinburg, Vaughan, and more accessible pockets in Brampton, Mississauga, and Scarborough, where condos and townhouses continue to draw first-time buyers.


The report offers a detailed snapshot of the GTA’s five most expensive and most affordable neighbourhoods, reflecting how location, housing type, and lifestyle amenities shape affordability and buyer demand across the region.
