Discover the GTA’s five most expensive and most affordable neighbourhoods in September 2025, with insights on where buyers can find the best value.

The Greater Toronto Area (GTA) real estate market offers a diverse range of property values, from Forest Hill’s multimillion-dollar estates to North York’s more affordable condos. To show just how diverse the gap is, Wahi analyzed September 2025 sales data in GTA neighbourhoods with 5 or more sales last month to uncover the region’s five most and least expensive neighbourhoods.       1. Lawrence Park, Toronto Topping the list, Lawrence Park posted a median sold price of nearly $5 million. Known for its tree-lined streets, large detached homes and top-rated schools, this area has long attracted affluent families. The neighbourhood is highly sought after due to its proximity to the city’s financial core while retaining a quiet, suburban feel. Homes here are mostly custom-built, with architectural styles ranging from Tudor and Georgian to modern contemporary. Lawrence Park’s premium pricing reflects both the prestige of the area and limited housing inventory.   2. Forest Hill, Toronto  With a median sold price of over $3 million, Forest Hill is a historic neighbourhood in central Toronto known for stately homes and rich architectural heritage. Many houses feature heritage designs with high ceilings, grand foyers, and large gardens. Its leafy streets and convenient access to boutique shops, top schools, and cultural amenities make this a sought-after area for luxury homebuyers. Buyers often compete for properties here, although the luxury market has seen slight underbidding pressure, keeping some negotiation room.   3. York Mills, North York Located in North York, York Mills offers a mix of luxury detached homes and newer rebuilds. Residents enjoy proximity to major highways and transit routes, making it a convenient location for commuting downtown. The area had a similar median sold price to Forest Hill at nearly $3 million, and is popular with families who value good schools, private clubs, and spacious lots.   4. Ledbury Park, North York Ledbury Park attracts buyers looking for modernized family homes in a safe, community-oriented neighbourhood. With a median sold price of nearly $3 million, many properties have been extensively renovated or rebuilt, giving the area a contemporary feel while maintaining mature trees and quiet streets. Residents enjoy parks, recreation centres, and convenient shopping, making it one of North York’s most desirable enclaves for affluent families.   5. Bayview Hill, Richmond Hill Taking the 5th spot, Bayview Hill is a suburban gem known for its large homes and serene streets. Its appeal lies in family-friendly amenities, nearby nature trails, and a strong sense of community. Most homes are newer builds with spacious backyards, catering to buyers seeking luxury living just outside the hustle of Toronto proper. The neighbourhood’s relative affordability compared to downtown luxury neighbourhoods also makes it highly competitive.

1. Yorkdale, North York 
Yorkdale was the GTA’s most affordable neighbourhood in September 2025, with a median overbid amount of under $500,000. It is a condo-dense neighbourhood with older high-rise buildings alongside some new developments. Its affordability attracts first-time buyers and investors looking for rental income. The area is also home to shopping destinations and transit hubs, making it both a convenient and affordable place to live.

 

2. Flemingdon Park, North York
Flemingdon Park offers a mix of older apartment complexes and some low-rise townhouses. Its proximity to downtown Toronto and public transit makes it appealing to renters and young professionals. The community is diverse, vibrant, and increasingly attracting redevelopment interest, which may push future prices higher than its $479,500 median sold price. 

 

3. Pine Valley Business Park, Vaughan
Originally a commercial area, Pine Valley Business Park has transitioned to include residential condos and lofts, creating an affordable niche for buyers. Its location provides easy highway access and is attractive for first-time buyers looking for larger condo units at lower prices. The area’s affordability (it has a median sold price just under $500k) is largely driven by its robust supply of multi-unit buildings.

 

4. Fairview, Mississauga
With a median sold price of just over $500,000, Fairview’s affordability is driven by a high concentration of condos and townhouses, alongside older housing stock. It’s centrally located with good access to amenities and transit. Families and young buyers often target this area due to convenience and cost savings compared to Toronto proper.

 

5. York University Heights, North York 
Known for its large student population, York University Heights features a mix of condos, townhouses, and rental properties and posted a median sold price of $510,500. Its proximity to the university and transit lines makes it an attractive option for students and first-time buyers. While the median price remains low compared to other GTA neighbourhoods, the area’s rental demand supports consistent investor interest.
