Discover the GTA’s five most expensive and most affordable neighbourhoods in September 2025, with insights on where buyers can find the best value.

Whether you’re looking for an entry-level condo in Scarborough or a multi-million dollar estate in North York, the Greater Toronto Area’s (GTA) real estate market offers a wide price spectrum. Based on Wahi’s analysis of November 2025 sales data across GTA neighbourhoods with five or more sales, here are the region’s most and least affordable neighbourhoods right now.

 

 

 

1. Lawrence Park, Toronto
In November, Lawrence Park led the GTA’s most expensive communities with a median sold price of $4,053,750. Known for its leafy streets, large detached homes, and top-tier schools, the area remains a go-to for affluent buyers looking for a prestigious, central-city address.

 

 

2. Windfield, North York
 Windfield recorded a median sold price of $2,631,500. This North York neighbourhood attracts buyers seeking high-end housing outside the immediate downtown core, offering luxury living at a price below some central Toronto neighbourhoods.

 

 

3. Vales of Humber, Brampton
Vales of Humber ranks third among the priciest GTA neighbourhoods in November, with a median sold price of $2,600,000. Here, demand for high-end homes is driven by larger lot sizes, detached houses, and a suburban lifestyle.

 

 

4. York Mills, North York
York Mills, traditionally one of North York’s upscale areas, had a median sold price of $2,448,000 last month. Its mix of established luxury homes, convenient commuting routes, and mature neighbourhood character is why it remains one of the region’s more expensive pockets.

 

5. Southwest Oakville, Oakville

With a median sold price of $2,350,000, Southwest Oakville rounds out the top 5 most expensive neighbourhoods last month. This area has slowly become one of Oakville’s most sought-after neighbourhoods, offering its residents upscale suburban living within reach of the GTA. Homes here are comparably lower priced compared to Toronto’s most expensive neighbourhoods.

 

1. Lonview, Scarborough
With a median sold price of $420,500, this neighbourhood offers more modest housing in a suburban-edge area, largely due to its condo- and townhouse-heavy housing stock.

 

2. Flemingdon Park, North York 
Flemingdon Park remains among the GTA’s most budget-friendly neighbourhoods with a median sold price of $442,500. Its mix of older apartments/condos, transit access, and proximity to downtown add to its appeal for first-time buyers or those with tighter budgets.

 

3. Pine Valley Business Park, Vaughan
Once primarily a commercial area, Pine Valley Business Park offers a growing supply of condos and multi-unit residences. The housing stock here keeps median sold prices relatively low at $473,000, offering a more affordable entry point for buyers in Vaughan.

 

4. Regent Park, Old Toronto 
A downtown-adjacent neighbourhood with more modest pricing, Regent Park posted a median sold price of $485,500. Given its central location, older housing stock and higher condo proportion, this community provides a more accessible route into homeownership.

 

5. Henry Farm, North York 
With a median sold price of $489,000, Henry Farm rounds out the top 5 most affordable communities in November. The community is made up mostly of condos and apartments and offers value to buyers looking for a lower price point and convenience.
