Discover the GTA’s five most expensive and most affordable neighbourhoods in December 2025, with insights on where buyers can find the best value.

From entry-level condos in Scarborough to multi‑million-dollar luxury homes in Etobicoke, the region’s real estate has something for every buyer. Drawing on Wahi’s analysis of December 2025 sales data in neighbourhoods with five or more transactions, here’s a look at the GTA’s most and least affordable communities today.

1. Humber Valley, Etobicoke


In December, Humber Valley led the GTA’s most expensive communities with a median sold price of $2,450,000. Known for its leafy streets, large detached homes, and proximity to major transit routes, Humber Valley remains a sought-after choice for buyers seeking prestige outside the downtown core.

2. Forest Hill, Old Toronto


Forest Hill recorded a median sold price of $2,170,000. This central Toronto neighbourhood is known for its historic luxury homes, excellent schools, and strong community character, making it a highly desirable neighbourhood among high-end buyers.

3. Neighbourhood of King, King


The Neighbourhood of King ranked third with a median sold price of $1,830,000. The area appeals to buyers seeking spacious properties, rural charm, and proximity to Toronto without the downtown price tag.

4. Kleinburg, Vaughan


With a median sold price of $1,800,000, the community of  Kleinburg, in Vaughan, is known for its picturesque village atmosphere, boutique amenities, and premium detached homes.

5. Vaughan Uplands, Vaughan


Rounding out the top five, Vaughan Uplands posted a median sold price of $1,780,000. The neighbourhood offers luxury suburban living with modern estates, top schools, and easy access to the broader GTA.

 

  1. Brampton South, Brampton

With a median sold price of $345,000, Brampton South is currently the GTA’s most affordable neighbourhood of those with five or more transactions. The area features a mix of older homes, townhouses, and low-rise condos, making it an attractive entry point for first-time buyers and those seeking value while staying within reach of Brampton’s amenities and transit connections.

2. Weston, York


With a median sold price of $395,000, Weston took second place.The area offers a mix of older homes and townhouses, providing an entry point for first-time buyers and budget-conscious households.

3. Dorset Park, Scarborough


Dorset Park recorded a median sold price of $417,500. The community is largely composed of condos and low-rise apartments, appealing to buyers looking for value and convenient access to transit and services.

4. Downtown Brampton, Brampton


Posting a median sold price of $448,000, Downtown Brampton came in as the GTA’s 4th least expensive neighbourhood in December. Its central location, combined with older housing stock and a growing mix of condos and townhomes, makes it a more accessible option for homeownership.

5. Core Mississauga, Mississauga


Core Mississauga offers a blend of high-density condos, transit access, and proximity to employment hubs. The neighbourhood’s median sold price of $453,500 makes it an affordable option within one of the GTA’s largest cities.
