The GTA’s Most and Least Expensive Neighbourhoods Right Now

These are the most and least affordable neighbourhoods in the Greater Toronto Area in August 2026.

Where you buy in the Greater Toronto Area can make a multimillion-dollar difference. In August, median sold prices among the GTA’s most and least expensive neighbourhoods ranged from $392,500 to nearly $3.5 million, according to Wahi’s analysis of neighbourhoods with at least five sales.

The more than $3.1-million spread reflects the region’s wide range of housing types and communities, from luxury detached homes in some of Toronto’s most established neighbourhoods to more affordable condos and smaller homes in other parts of the region.

1. Rosedale, Old Toronto 

Rosedale topped the GTA in August with a median sold price of nearly $3.5 million. One of Toronto’s most established luxury neighbourhoods, Rosedale is known for its large Victorian, Georgian, Tudor and Edwardian-style homes, tree-lined streets and extensive ravine system.

2. Ledbury Park, North York

Ledbury Park ranked second, with a median sold price of $3.1 million. The upscale North York neighbourhood features a mix of postwar bungalows and newer custom-built detached homes and offers convenient access to Avenue Road, Highway 401, parks and shopping.

3. Bayview Hill, Richmond Hill

With a median sold price of $2.775 million, Bayview Hill was the GTA’s third-most expensive neighbourhood in August. The Richmond Hill community is dominated by large detached homes, many with four or more bedrooms, on spacious lots.

4. Summerhill, Old Toronto

Summerhill’s median sold price reached $2.314 million. The central Toronto neighbourhood features Victorian- and Edwardian-style detached and semi-detached homes alongside some condos and townhomes, with shopping, restaurants and subway access along Yonge Street.

5. Forest Hill, Old Toronto

Rounding out the top five was Forest Hill, with a median sold price of $2.236 million. The prestigious Toronto neighbourhood is known for large homes, varied architectural styles, mature greenery and proximity to some of the city’s best-known private schools.

1. Pine Valley Business Park, Vaughan 

At $392,500, Pine Valley Business Park had the lowest median sold price among the GTA neighbourhoods analyzed in August. The Vaughan neighbourhood is more commercially oriented than most residential communities, meaning its limited housing sales and mix of properties can have an outsized impact on monthly median prices.

2. Wallace Emerson, Old Toronto

Wallace Emerson recorded a median sold price of $410,000. The west Toronto neighbourhood includes a mix of older row, detached and semi-detached homes as well as newer condos and loft conversions, providing a wider variety of housing options.

3. Regent Park

Regent Park ranked third among the least expensive neighbourhoods, with a median sold price of $420,000. Ongoing redevelopment has transformed the downtown community, which now includes a mix of market condos, affordable housing and new community amenities.

4. Flemingdon Park, North York

Flemingdon Park had a median sold price of $427,500. Its housing stock includes a significant number of highrise apartments and condos, along with some detached and semi-detached homes, helping keep ownership options more accessible than in many GTA neighbourhoods.

5. Henry Farm, North York

Henry Farm rounded out the five least expensive neighbourhoods with a median sold price of $443,750. Located near Highways 401 and 404, the community offers a diverse housing mix that includes highrise condos and apartments as well as low-density family homes.
