The latest Wahi analysis of the Greater Toronto Area’s real estate market looks at which neighbourhoods with five or more transactions had the highest and lowest average days on market for home sales in June 2026. The difference between the GTA’s fastest- and slowest-selling neighbourhoods was substantial. Homes in Rouge Woods, Richmond Hill, for example, sold in an average of just six days, while properties in Weston, York, spent an average of 126 days on the market. The mix of property types can also influence average days on market, as condos and detached homes often attract different buyer pools and sell at different speeds. 1. Rouge Woods, Richmond Hill Rouge Woods was the fastest-selling neighbourhood in the GTA in June, with homes spending an average of just six days on the market and selling for a median price of $1,595,000. The family-friendly Richmond Hill community is populated with parks and recreational amenities, including the Rouge Woods Community Centre, sports fields, tennis courts and a splash pad. 2. Wychwood Park, Old Toronto Homes in Wychwood Park sold in an average of eight days, with a median sold price of $1,495,000. The historic neighbourhood is a secluded ravine enclave of approximately 60 homes, known for its private roads, wooded setting and distinctive Arts and Crafts architecture. 3. Dunbarton, Pickering Dunbarton tied for the third-shortest selling timeline, with homes averaging nine days on the market and selling for a median of $1,110,000. Centrally located within Pickering, the neighbourhood surrounds the wooded Dunbarton Creek ravine and offers relatively convenient access to Highway 401 and Pickering GO Station. 4. Sunnylea, Etobicoke Sunnylea homes also sold in an average of nine days, although the neighbourhood’s median sold price was considerably higher at $2,200,000, the highest among June’s fastest-selling communities. Known for its quiet, tree-lined streets, parks and proximity to Mimico Creek and the Humber River, Sunnylea is especially popular with families. 5. Birch Cliff, Scarborough In Birch Cliff, homes spent an average of 10 days on the market and recorded a median sold price of $995,000, making it the only community on the fast-selling list with a median below $1 million. The neighbourhood is known for its location near the Scarborough Bluffs, Lake Ontario views and access to waterfront parks and trails. 6. Victoria Park Village, North York Homes in Victoria Park Village also sold in an average of 10 days, with a median sold price of $1,030,911. The largely mid-century community features a mix of bungalows, detached homes and apartments, along with ravine green space and convenient access to the Don Valley Parkway. 7. Parkdale, Old Toronto Parkdale rounded out the fastest-selling list, with homes averaging 10 days on the market and selling for a median of $1,120,000. The diverse west-end community is centrally located near Queen Street West, Roncesvalles and Lake Ontario, with easy access to restaurants, shops and public transit. 1. Weston, York Weston was the GTA’s slowest-selling neighbourhood in June, with homes spending an average of 126 days on the market. The median sold price was $757,500. Weston is a historic former town centred around Weston Road, with an established main street and access to parks and trails along the Humber River. 2. Deer Park, Old Toronto Deer Park recorded the second-longest selling timeline, averaging 67 days on market and posting a median sold price of $2,150,000. Located around Yonge Street and St. Clair Avenue, the affluent community combines detached homes and condos with subway access, shopping, restaurants and nearby ravine trails. 3. Queen Street Corridor, Brampton Homes in Queen Street Corridor spent an average of 61 days on the market and sold for a median of $407,500, the lowest median price among all the neighbourhoods included in the June rankings. Located just east of historic downtown Brampton, the neighbourhood offers shopping and dining and is close to the extensive recreational facilities at Chinguacousy Park. 4. Countryside Villages, Brampton Countryside Villages also recorded an average of 61 days on market, despite having a much higher median sold price of $1,127,500. The newer, family-oriented community was planned around residential subdivisions, with detached homes, townhouses and everyday amenities located nearby. 5. Saint James Town, Old Toronto Homes in Saint James Town averaged 59 days on the market and recorded a median sold price of $540,000. The high-density, centrally located community is dominated by highrise housing and offers convenient access to Sherbourne subway station, the Wellesley Community Centre and nearby downtown amenities. 6. The Elms, Etobicoke The Elms rounded out the slowest-selling list, with homes spending an average of 58 days on the market and selling for a median of $990,000. The diverse northwest Etobicoke community features parks, ravine lots and trails connecting to the Humber River, while also providing convenient access to major highways and Toronto Pearson International Airport.
