By Kristin Doucet | 4 minute read Feb 9, 2026 The latest Wahi analysis of the Greater Toronto Area’s real estate market looks at which neighbourhoods have the highest and lowest average days on the market for home sales. Following the typical seasonal slowdown that comes with winter, Greater Toronto Area (GTA) home sales are showing stark differences between neighbourhoods. Colder weather, fewer listings and more cautious buyers have slowed activity overall, but selling speeds still vary widely depending on location. In some areas, homes are selling in just days thanks to limited supply, while in others, properties are lingering on the market for three to four months as buyers take more time to weigh affordability and location. According to Wahi’s latest analysis of GTA home sales in January, fast-selling markets continue to cluster in high-demand urban and suburban pockets, such as Mississauga and Whitby, while slower-moving markets are more common in established and commuter-oriented areas, including parts of King, Richmond Hill and Burlington. Bloor West Village, Toronto, claimed the top spot as the fastest-selling neighbourhood in the GTA last month, with homes selling on average in just seven days at a median price of $990,000. The area remains a draw for buyers who want more space without giving up proximity to urban amenities. To the east, Brampton East, Brampton, and Coates, Whitby both ranked second, with properties in both neighbourhoods selling in an average of 10 days. These family-friendly areas had median sold prices of $762,500 and $896,000, respectively, and continue to attract buyers looking for more affordable options with amenities outside of Toronto. The fourth fastest-selling GTA neighbourhood, Nelson, Scarborough, saw homes sell in an average of 13 days at a median price of $1,070,000. The area’s established neighbourhood feel combined with nearby transit options continue to attract buyers. Rounding out the top five was Lynde Creek, Whitby, where homes sold in an average of 17 days at a median price of $1,006,500, reflecting continued demand for family-oriented communities east of Toronto. To the north, the Neighbourhood of King ranked as the slowest-selling neighbourhood in the GTA last month. Homes here averaged 108 days on market with a median sold price of $1,825,000, reflecting slower activity in this higher-priced, commuter-oriented area. In Streetsville, Mississauga, homes took an average of 97 days to sell, with a median sold price of $988,000, pointing to more cautious buyer demand even in well-established communities. Pricier markets also continued to see longer selling times. Homes in Burlington Waterfront sold in an average of 92 days at a median price of $1,211,250, highlighting ongoing softness in the high-end segment. Meanwhile, Langstaff, Richmond Hill, and Bram West, Brampton, rounded out the bottom five. Homes in Langstaff averaged 90 days on market with a median sold price of $522,000, while Bram West properties sold in an average of 83 days at a median price of $990,000, reinforcing how affordability and competition continue to influence selling times across the GTA.
