Little houses are having a moment in Canada.
Whether driven by affordability, minimalism, downsizing, or, in some cases, a desire to live off the grid, Canadians have many reasons for buying smaller houses. “Everyone loves a tiny house,” says Realtor Vanessa Landry.
From tiny homes — technically, these are under 400 square feet — in breathtaking natural settings to some of the smallest urban bungalows you’ll ever see, here are five adorable little houses currently listed for sale across Canada.

List price: $100,000
Landry hasn’t listed anything like this 225-square-foot off-the-grid abode, in rural Parkland County. “I just love it — it’s so cute and simple,” she says.
The six-figure price tag includes the home, which rests on a trailer, all the furniture, the deck, and an outdoor shed. There’s also a little cabin thrown in the deal. “That’s a flex space, so you could go work there — that could be your office,” says Landry. The land, however, is not included. It’s currently leased at $450 monthly, but the new owner could negotiate longer terms.
The interior is surprisingly modern. It comes with stainless-steel appliances, including a regular-sized fridge and freezer. And that’s a good thing, because Uber Eats probably won’t be delivering.
A wood-burning stove can easily heat the entire space on chilly nights. The home’s laid out so you sleep in a lofted area that’s accessible by a moving ladder. That maximizes space (though requires climbing on the counter to get to bed).
Landry suggests the property is a great fit for survivalist types who want to be entirely self-sufficient. The home runs on propane and is connected to a 300-gallon water tank that you’ll have to fill up. “The toilet’s a compostable toilet, so that’s another reality of [ownership],” says Landry.

If you didn’t know, little houses can be big cash cows. Take this 906-square-foot two-storey home, near Downtown Vancouver. Priced at $1.5 million, the house has a cost of more than $1,700 per square foot. That’s a big payday for the owner if this home sells as listed.
The home is currently being used as an investment property and “ is fully occupied by reliable tenants, [with] all agreements on a month-to-month basis with the garage also rented as storage, ensuring a steady and reliable cashflow,” according to the listing.
Both bedrooms are on the upper level and don’t appear cramped in the slightest.

Asked what this diminutive dwelling’s best feature is, listing agent Richard Greene doesn’t hesitate: “The view.” Perched on concrete pillars, the 290-square-foot home is set right on a pebbly beach and overlooking the Bay of Fundy. “It gets pretty windy over there,” he warns.
Greene sees the likely buyer as someone looking for a vacation home, or perhaps an investor who’d rent it on Airbnb. Of course, a beachlover could settle here full-time, too. The home comes fully furnished, so whether as an investment or a primary residence, it’s totally turnkey.
When opened, massive sliding-glass doors off the wraparound back deck basically let you transform the living space into a covered patio.

This 814-square-foot Hamilton Bungalow is great for first-time buyers, and not just because of its sticker price, suggests Realtor Justine Woolcott of Wolcott Real Estate. “This is a great home for first-time buyers both for the size and for the location,” she says of the house, which is in the central Corktown neighbourhood.
Wolcott notes that despite its small square footage, the home still has two decently sized bedrooms.
It also has functional living and kitchen areas. “It’s definitely one of the smallest detached homes that we have listed,” Woolcott adds.

List price: $1,129,000
You don’t find too many detached homes this size in Toronto any more, says listing agent Ian Matthews. Over the years, many have been torn down and replaced with monster homes.
Matthews acknowledges there’s definitely redevelopment potential for this property because of its size (it’s 16-feet wide and 110-feet deep). But Matthews also sees plenty of reasons to spare the bungalow, which measures 700 square feet not counting the basement, from a similar fate. “It’s a really livable one-bedroom house with a large backyard that backs onto a park,” he tells Wahi. “It’s the perfect downsizing house.”
The current owners, a couple, have mixed feelings about selling, but they’re leaving the city and had to make the tough call to list. “They… definitely added some colour and life to the place,” says Matthews, who says they also put in new flooring and upgraded the kitchen. “It was a nice home before, but they’ve definitely made it more livable.”
