According to Wahi data, the median selling price for a detached home in Ottawa in April 2024, was $1,350,000, and the average days on market was 16. Townhouses had a median price of $975,000 and an average of 16 days on market, while condos had a median price of $677,000 and an average of 25 days on market. 

Data from Wahi for overbidding and underbidding Ottawa neighbourhoods in the first quarter of 2024 suggests Ottawa remains a buyer-friendly housing market. The bidding wars seen in other Canadian markets like Calgary and Toronto, don’t seem to be affecting Ottawa real estate nearly as much. 

During the first quarter of the year, only two neighbourhoods (2%) in Ottawa had homes that sold for above asking — and just barely. Constance Bay and Woodroffe – Lincoln Heights were the city’s lone overbidding neighbourhoods between the start of January and the end of March with median overbid amounts of $100 and $50, respectively. Several other neighbourhoods (Rockcliffe – Manor Park, Barrhaven, and South Keys – Heron Gate – Greenboro West) were selling at-asking. 

Meanwhile, 94% of Ottawa neighbourhoods saw homes selling for under-asking. The top underbidding neighbourhoods had median underbid amounts ranging from $24,900 to $60,000.
