Because of their relative affordability compared to B.C. and Ontario, Alberta’s luxury listings — like the one pictured above — are attracting homebuyers from around Canada.

 

When it comes to luxury real estate in Western Canada, B.C. may be top of mind — but Wild Rose Country has its fair share of luxe listings, too. These opulent Alberta homes, it seems, are garnering interest from potential homebuyers across the country. You may have heard that some Canadians were ditching B.C. and Ontario for the more affordable Prairies region. Well, according to a recent report from Sotheby’s International Realty Canada, this trend isn’t limited to lower income brackets.

 

The wealthy, it seems, are also relocating, which is helping drive interest in Alberta’s luxury segment. For example, In Calgary, the number of homes that sold for more than $4 million in the first half of the year was up 75% compared to the same period in 2023.

 

“The migration of residents and their talent and financial capital away from cities like Toronto and Vancouver to communities in surrounding regions or provinces such as Alberta foreshadow trends in sales activity, housing prices and real estate market performance,” notes Don Kottick, President and CEO, Sotheby’s International Realty Canada.  “This applies to the cities they are leaving and the markets they are moving to, and it applies across the conventional and luxury markets.”
