Use this helpful checklist of important things to look for when viewing a property.

Wahi has put together a helpful checklist of important things to look for when attending a home showing. DOWNLOAD PRINTABLE PDF HERE.

1. Check out the neighbourhood and consider the following:

  • noise level
  • parking
  • nearby amenities (groceries, cafes, parks)
  • public transit

2. Ensure electrical & appliances and fixtures in every room are in good working order:

  • light switches and lighting
  • plug sockets
  • boilers and radiators
  • kitchen appliances (dishwasher, stove, refrigerator)
  • laundry room appliances
  • toilets, sinks, faucets, showers
  • HVAC system

3. Inspect the condition of the walls, ceilings, floors and room in every room to check for water damage


4. Closely examine the windows to see if they’re single or double pane for energy efficiency

5. Take note of the view from each window

 

6. Check for strange odours, which can be indicative of a problem such as mildew or mold

7. Examine the storage space

8. Take photos (with permission from homeowners) and measurements of each room to ensure your furniture will fit

9. For townhomes or semi-detached, listen for noise coming from the adjacent units/houses

10. Tour the yard to check the condition of the grass, trees and vegetation 

11. Note the orientation of the house to determine how much natural light the home will get throughout the day

12. Envision yourself living in the space (where you’ll eat, relax, and sleep)

Checklist Items for Condos


When viewing a condo unit, there are several different items to consider that don’t necessarily apply to single-family homes:

1. Take notice of any new condo developments underway in the neighbourhood that could obstruct your view 

2. Listen for noises coming from above, beside, or below to determine how much noise will come through the walls

4. Check out the parking garage and storage locker

5. Assess security measure like camera, gates, and concierge
