New analysis from Wahi puts this significant change into perspective by examining the average days on market by property type for each quarter between 2020 and this year.<\/p>\n<p>&nbsp;<\/p>\n<p>Overall, the data show that the average days on market for all property types has continued to increase on a year-over-year basis. Homes, regardless of type, are taking longer to sell. As of Q2 this year, condos were taking an average of 36 days to change hands, up from about 32 days during the same period in 2025.<\/p>\n<p>&nbsp;<\/p>\n<p>\u201cBack in 2022, the average condo was getting snapped up in well under two weeks,\u201d notes Wahi Economist Ryan McLaughlin. \u201cHowever, since then, there has been a mass exodus of investors, federal reductions in immigration targets, and an ongoing trade war,\u201d he says. \u201cThe upshot is inventory levels remain near historic highs, giving condo buyers lots of room to negotiate pricing and conditions,\u201d he continues.<\/p>\n<p>&nbsp;<\/p>\n<p>The situation was less challenging for single-family home sellers, though days on market continued to trend upwards. Semi-detached homes saw the average days on market climb by two, from 18 to 20, as did detached houses, from about 23 days to 25 days, between Q2 2025 and Q2 of this year.<\/p>\n<p>&nbsp;<\/p>\n<p>Meanwhile, townhouses increased by only one day, to about 24 days on average. \u201cAs a preferred option for downsizers as well as first-time buyers, who may not be able to afford a detached home but don\u2019t want a condo, there appears to be a higher base level of demand for townhouses in the current market,\u201d McLaughlin explains. In Q2 of this year, the median price of a townhome was $900,424 while the median price for a detached home was $1,199,221.<\/p>\n<p>Despite somewhat more interest from buyers on the single-family home side, the current pace of sales represents a striking contrast to the market\u2019s peak in Q1 2022. At the time, detached homes were selling in just nine days, while semi-detached properties and townhouses took about a week to find buyers. In each quarter since the peak, the average days on market has climbed on a year-over-year basis.<\/p>[\/et_pb_text][et_pb_code _builder_version=&#8221;4.27.4&#8243; _module_preset=&#8221;default&#8221;
