In order to establish an accurate baseline, Wahi limited the analysis to one-bedroom units and only counted buildings with at least three unit sales in 2025. The analysis looked at approximately 2,000 unique addresses across the region. The lone exception was Fairways Condos, a Mississauga tower constructed in the late-\u201970s. <\/span><span style=\"font-weight: 400;\">Not counting the two Etobicoke condos, the Toronto developments were centrally located, with addresses distributed across the downtown core and midtown. <\/span>\n<p>&nbsp;<\/p>\n<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Three condo towers (the Shangri-La, Grand Harbour, and One York Quay) in the top 10 for monthly fees are carryovers from <\/span><a href=\"https:\/\/wahi.com\/ca\/en\/learning-centre\/real-estate-101\/buy\/2025-gta-condo-fees-report\/\"><span style=\"font-weight: 400;\">Wahi\u2019s previous study<\/span><\/a><span style=\"font-weight: 400;\"> using 2024 sales data. None of the buildings with the lowest fees were represented last year, which could be the result of the composition of sales (i.e., not enough units sold in these buildings in 2025).\u00a0 <\/span>\n<p>&nbsp;<\/p>\n<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The developments with the costliest maintenance fees were typically significantly older than those with the lowest maintenance fees. Seven of these buildings were completed in 1991 or earlier.<\/span>\n<p>&nbsp;<\/p>\n<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The buildings with the lowest fees were also mostly concentrated in the City of Toronto, although they were more so positioned towards the outskirts, in North York and Scarborough, compared to the centrally located buildings on the most expensive list. Also, there were two buildings in a Clarington development as well as one in Markham.<\/span>\n<p>&nbsp;<\/p>\n<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Prices for one-bedroom units in the buildings with the least expensive fees ranged from $399,000 to $553,000, whereas the most expensive buildings had a much wider spread ($465,000 to $1,987,500).<br \/><\/span><\/li>\n<\/ul>\n<h2><b>What Are Maintenance Fees?\u00a0<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Condo owners are responsible for paying monthly maintenance fees. These fees are normally calculated the size of a unit, and they reflect its proportionate share of the expenses incurred by the condo corporation, which oversees the management of the building.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">These fees pay for everything from building insurance and upkeep of common elements, including amenities, as well as some utilities typically. They also contribute to the building\u2019s reserve fund, which is set aside for major repairs.<\/span><\/p>\n<p>&nbsp;<\/p>\n<h2><b>Methodology:\u00a0<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Wahi\u2019s condo-building ranking is based on maintenance fees for one-bedroom units that were sold in 2025. Buildings had to have a minimum of three sales of one-bedroom units over the study period to be included in the rankings. For an apples-to-apples comparison, condo townhomes, which often have lower fees relative to mid- and high-rise buildings, were excluded.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00a0Note that a variety of factors influence maintenance fees, such as the size of a building\u2019s reserve fund as well as the exact square footage of each unit, and Wahi was unable to take these into account as this information is not consistently provided in listings (in many cases, Realtors input a range, rather than an exact square footage for units).
