The median difference between list and sold prices was -$10,000, a subtle but consistent sign of shifting buyer behaviour and more negotiation power at play.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">That\u2019s a meaningful shift from earlier this year, when some neighbourhoods held closer to list price, or even above, in Wahi\u2019s Q2 analysis.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">According to the <a href=\"https:\/\/wahi.com\/ca\/en\/rps-wahi-house-price-index\">RPS\u2013Wahi House Price Index<\/a>, Ottawa home prices rose 4% year-over-year in September, matching the pace seen in July and August. While prices remained stable through Q3, other indicators pointed to a market slowdown. In October 2025, the average total days on market rose to 54 days, up from 39 days in October 2024. This metric includes homes that were temporarily removed from the market and relisted shortly after. At the same time, active listings increased to 4,299, compared to 3,933 a year earlier.
