Just <a href=\"https:\/\/wahi.com\/ca\/en\/learning-centre\/real-estate-101\/buy\/rps-wahi-house-price-index-may-2025\/\">three of the biggest 13 urban areas<\/a> tracked by the RPS-Wahi House Price Index were down in May relative to the same time a year ago.<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\"><\/span><\/p>\n<p>\u201cA buyer\u2019s ability to afford a home is typically linked to their income, so if local economies suffer job losses because of the tariffs, we expect to see less demand for real estate and other big ticket items in these markets,\u201d says RPS-Wahi President and CEO Benjy Katchen. \u201cIn some cases, the threat or uncertainty of rising unemployment could be enough to chill a local market,\u201d he adds.<\/p>\n<p>&nbsp;<\/p>\n<p>Of the 19 markets facing heightened tariff-related risks, <a class=\"wpil_keyword_link\" href=\"https:\/\/wahi.com\/ca\/en\/real-estate\/on\/hamilton\" title=\"Hamilton\" data-wpil-keyword-link=\"linked\" data-wpil-monitor-id=\"2869\">Hamilton<\/a>, a major exporter of steel, posted the sharpest year-over-year decline in May at about 3%. Downturns in the other two (Toronto and Vancouver) are primarily driven by <a href=\"https:\/\/wahi.com\/ca\/en\/learning-centre\/real-estate-101\/buy\/rps-wahi-house-price-index-may-2025\/\">weakness in the condo segment<\/a>.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p>St. Catharines-Niagara, the 16th most exposed market to tariffs, trailed Hamilton as prices fell approximately 2% year-over-year. Prices were flat in <a class=\"wpil_keyword_link\" href=\"https:\/\/wahi.com\/ca\/en\/real-estate\/on\/simcoe\/barrie\" title=\"Barrie\" data-wpil-keyword-link=\"linked\" data-wpil-monitor-id=\"2870\">Barrie<\/a> and Abbotsford-Mission.\u00a0<b><span style=\"font-weight: 300;\"><\/span><\/b><\/p>\n<p><span style=\"font-weight: 400;\"><\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">The Canadian Chamber of Commerce\u2019s Business Data Lab created the <\/span><a href=\"https:\/\/businessdatalab.ca\/publications\/which-canadian-cities-are-most-exposed-to-trumps-tariffs\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">U.S. Tariff Exposure Index<\/span><\/a><span style=\"font-weight: 400;\"> to estimate the economic risks facing 41 of Canada\u2019s biggest metro areas.<\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">It is based on two measures: U.S. export intensity and U.S. export dependence. The former looks at exports as a share of local GDP, while the latter takes into account what share of exports are bound for the U.S. \u201cThe top cities that are on this list are involved in oil exports as well as automobile and auto parts manufacturing,\u201d explains Andrew DiCapua, the chamber\u2019s principal economist. <\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">The 19 cities with elevated, or positive, U.S. Tariff Exposure Index readings are those that are more disproportionately exposed to tariff risks than the national average for both measures. \u201cSo much of our trade across the country is intricately tied with our supply chains and our commercial relationship with the U.S., so it\u2019s not surprising to see relatively high levels of exposure in so many places,\u201d Pascal Chan, vice president of strategic policy and supply chains at the Canadian Chamber of Commerce.\u00a0<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Cities with negative readings may still feel the brunt of tariffs but less so than others, notes DiCapua. <\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">There are a variety of reasons some cities face lower tariff-related risks. \u201cIt could be in the types of products that they\u2019re manufacturing,\u201d says DiCapua, adding certain markets may export more to Europe or Asia than the U.S. \u201cOr it could be that their economy is more buffered by, let\u2019s say, tourism or services-based industries,\u201d he continues. \u201cYou can think of Toronto or <a class=\"wpil_keyword_link\" href=\"https:\/\/wahi.com\/ca\/en\/real-estate\/bc\/greater-vancouver\" title=\"Vancouver\" data-wpil-keyword-link=\"linked\" data-wpil-monitor-id=\"2492\">Vancouver<\/a> as being a little bit more insulated.\u201d<\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">Because the Tariff Exposure Index was calculated in February, it\u2019s possible that some markets are more exposed today, such as Hamilton, given the Trump administration slapped new tariffs on steel in March. <\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">Tariffs may be having a psychological influence on homebuyer decisions in markets that are more reliant on exports to the U.S. even if serious concrete effects, such as mass layoffs, have yet to materialize, market-watchers suggest. \u201cWe are at peak uncertainty right now,\u201d Benjamin Tal, deputy chief economist of CIBC, tells Wahi. \u201cIf you\u2019re worried about your job\u2026 you\u2019re not buying anything,\u201d he continues. <\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">Tal is optimistic that Trump will backtrack on some tariffs.
