The past year hasn\u2019t been a hot one for real estate in the Greater Toronto Area<\/a>, but even in a cooler housing market some properties sell faster than others.<\/span><\/p>\n

In the GTA, homebuyers<\/a> are wasting no time snapping up family-sized houses \u2014 at least in certain neighbourhoods.<\/p>\n

So suggests recent Wahi analysis of home sales data for the first quarter of the 2025.<\/p>\n

Looking at the average number of days that listings remain on the market before selling, Wahi\u2019s latest study found that three-bedroom single-family homes are the fastest-selling type of home in the GTA.<\/p>\n

Single-family homes \u2014 which in the study include detached and semi-detached houses as well as townhouses \u2014 with three bedrooms took an average of 23 days to sell.<\/span><\/p>\n

Two days may not be a particularly significant difference, but when looking at the neighbourhood level, there are some signs of stronger demand for three-bedroom homes.<\/span><\/p>\n


In 48 neighbourhoods, three-bedroom single-family homes took two weeks or less to sell. Just seven neighbourhoods saw houses with two bedrooms or fewer sell as quickly, while 37 neighbourhoods matched this pace of sales for four-bedroom houses.
