Unless it\u2019s your first time, if you\u2019re buying a home you\u2019re probably selling one as well \u2014 and that can be a lot to juggle. <\/span>

<\/span>\u201cWhat I see a lot \u2014 especially with people who try to buy and sell at the same time for the first time \u2014 is they try to have their sale and their close date at the same time, which is so stressful,\u201d says Alex Leduc, founder and CEO of Perch Mortgages. \u201cYou have zero room for error,\u201d he says.\u00a0<\/span><\/p>\n\u00a0<\/span><\/p>\nDespite the headaches, homebuyers do this so that they can use the proceeds from their sale to pay for the downpayment on their purchase. But there is another less stressful option: bridge financing. \u201cA lot of people aren\u2019t even aware of bridge financing,\u201d says Leduc.<\/span><\/p>\n<\/span><\/p>\n<\/span><\/p>\n<\/span><\/p>\n<\/span><\/p>\n <\/p>\n
What is Bridge Financing?<\/b><\/strong><\/h2>\nBridge financing is a helpful option when the closing date on your purchase is slated before the closing date on your sale. \u201cBridge financing is essentially when the lender will loan you your existing downpayment using your previous home as collateral,\u201d Leduc explains. \u201cInstead of waiting for it (your home sale) to clear so you can then buy, it\u2019s essentially loaning you your downpayment in advance to then repay it when you sell your property,\u201d he adds.<\/span><\/p>\n\u00a0<\/span><\/p>\nAbout 75% of A lenders, which include the big banks, offer bridge financing. \u201cOn the B side it\u2019s less common,\u201d Leduc says, estimating it\u2019s about 50-50.\u00a0<\/span><\/p>\n\u00a0<\/span><\/p>\nHere are three things you should know about bridge financing.<\/span><\/p>\n\u00a0<\/span><\/p>\n1. The Timing<\/b><\/strong><\/h2>\n
<\/span>Bridge financing can be flexible. The product is offered as an accessory to your mortgage, and the process of obtaining it is done in tandem with your application. \u201cMost lenders will actually do bridging up to 120 days,\u201d says Leduc.<\/span><\/p>\n <\/p>\n
2. The Cost<\/b><\/strong><\/h2>\n
<\/span>Bridge financing is normally offered at a rate that is two or three per cent on top of the prime rate. In today\u2019s interest-rate environment, that works out to approximately 8%. \u201cYou pay it per diem,\u201d Leduc explains. \u201cMost bridges are typically only one, maybe two weeks long, so the per diem difference, we\u2019re talking hundreds of dollars here,\u201d says Leduc. The Sale<\/strong><\/h2>\n\u201cThe one thing that most people don\u2019t understand is you have to have a firm sale to get bridge financing,\u201d says Leduc. \u201cIf your existing home is just listed and it hasn\u2019t sold yet you can\u2019t get bridge financing,\u201d he continues, noting in that case, you\u2019d need a private mortgage, which would be much more expensive.<\/span><\/p>\n <\/p>\n
