Under Poilievre, the party continues to build out its housing vision. The CPC has made more than one announcement bolstering its proposed housing regime in recent months:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The carbon tax isn\u2019t the only tax that Poilievre wants to axe. He\u2019s also set his sights on federal sales taxes applied to new homes priced under $1,000,000 \u2014 and he wants <\/span><a href=\"https:\/\/www.cbc.ca\/news\/politics\/poilievre-premiers-sales-tax-homes-1.7372614\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Canada\u2019s premiers to follow suit<\/span><\/a><span style=\"font-weight: 400;\"> at the provincial level. Removing the 5% GST alone would save buyers as much as $50,000 on the purchase of a new home. <\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">Canadian economist <\/span><a href=\"https:\/\/thehub.ca\/2024\/10\/29\/mike-moffatt-poilievres-housing-announcement-is-bold-and-a-huge-positive-step-forward\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Mike Moffatt has lauded the proposal<\/span><\/a><span style=\"font-weight: 400;\"> as \u201cthe boldest middle-class housing proposal released to date from any federal political party.\u201d However, he also had reservations about its scope and proposed funding source. To pay for the rebates, Poilievre wants to scrap other housing initiatives, such as <\/span><a href=\"https:\/\/www.cmhc-schl.gc.ca\/professionals\/project-funding-and-mortgage-financing\/funding-programs\/all-funding-programs\/housing-accelerator-fund\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Canada Mortgage and Housing Corporation\u2019s Housing Accelerator Fund<\/span><\/a><span style=\"font-weight: 400;\">. \u201cCancelling these programs would be a mistake,\u201d he writes in The Hub.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\"><a href=\"https:\/\/globalnews.ca\/news\/10961930\/pierre-poilievre-capital-gains-tax-pledge\/\" style=\"font-size: 21px;\" target=\"_blank\" rel=\"noopener\">Poilievre has also vowed<\/a><span style=\"font-size: 21px;\"> to undo last year\u2019s hike to capital gains taxes, which apply to profits realized on the sale of secondary properties, such as cottages and rental investments. <\/span><\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\"><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><\/span><\/p>\n<p>[\/et_pb_text][\/et_pb_column][\/et_pb_row][\/et_pb_section][et_pb_section fb_built=&#8221;1&#8243; Take <\/span><a href=\"https:\/\/wahi.com\/ca\/en\/learning-centre\/real-estate-101\/buy\/new-mortgage-rules-canadian-homebuyers-housing-market\/\"><span style=\"font-weight: 400;\">new mortgage rules<\/span><\/a><span style=\"font-weight: 400;\">, for example, which include extended amortizations to lower monthly mortgage payments and a higher cap on insurable mortgages. <\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">Other moves, such as the proposed changes to capital gains taxes, <\/span><a href=\"https:\/\/www.cbc.ca\/news\/business\/capital-gains-tax-changes-1.7424896\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">are reportedly in limbo<\/span><\/a><span style=\"font-weight: 400;\">. A number of comments address renters, who make up approximately one-third of the Canadian population, specifically.\u00a0\u00a0<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\"><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Late last year, Singh proposed <\/span><a href=\"https:\/\/www.cbc.ca\/news\/canada\/newfoundland-labrador\/jagmeet-singh-ndp-cost-of-living-nl-1.7386189\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">banning corporate ownership of affordable housing<\/span><\/a><span style=\"font-weight: 400;\"> as part of a broader plan to tackle the high cost of living in Canada, one that also includes removing GST on essential items and price caps on certain food items.<\/span>\n<p>&nbsp;<\/p>\n<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">This past summer, the b-word came up again when <\/span><a href=\"https:\/\/rabble.ca\/economy\/ndp-plans-to-ban-renovictions\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Singh revealed plans to<\/span><\/a><span style=\"font-weight: 400;\">, if elected, establish a nationwide ban on renovictions. While landlords in Canada can legally evict tenants to undertake substantial renovations to a rental unit, it\u2019s known as a renoviction when this is done in bad faith. For example, a landlord may claim they are renovating a unit only to relist it at a higher rent without improving the dwelling. <\/span>\n<p>&nbsp;<\/p>\n<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><a href=\"https:\/\/www.cbc.ca\/player\/play\/video\/9.6548265\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Singh has also doubled down<\/span><\/a><span style=\"font-weight: 400;\"> regarding NDP\u2019s stance on eliminating GST on new homes. Unlike the broad CPC proposal, the New Democrats are focused on getting rid of GST related to the construction of affordable rental units.<\/span>\n<p>&nbsp;<\/p>\n<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The NDP website outlines a sweeping plan to encourage the construction of at least <\/span><a href=\"https:\/\/www.ndp.ca\/affordability\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">500,000 units of affordable housing<\/span><\/a><span style=\"font-weight: 400;\"> in 10 years. \u201cThis will be achieved with the right mix of effective measures that work in partnership with provinces and municipalities, build capacity for social, community, and affordable housing providers, to provide rental support for co-ops, and meet environmental energy efficiency goals,\u201d the website notes.\u00a0 <\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">While social, co-op, and other forms of non-profit housing have stagnated for decades, the NDP proposes \u201cdedicated fast-start funds\u201d to reignite construction in the segment.
