It depends\u00a0<\/b><\/h2>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">In the early-20th century, it wasn\u2019t unheard of for homebuyers to order a <\/span><a href=\"http:\/\/www.searsarchives.com\/homes\/1908-1914.htm\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">brand new home from a catalog<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">Today, many different variables contribute to the cost of building a new house in Ontario. These can lead to big fluctuations in price depending on the client\u2019s taste and needs. <\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">\u201cThere are lots of details to figure before giving you an exact price on any kind of house, but for the most part it\u2019s per square foot as a starting point,\u201d explains Mark Wexler, founder of Wexmark Homes, a GTA-based homebuilder. Overall, these details fall under one of two categories: \u201cIt\u2019s materials and difficulty in the project,\u201d Wexler adds.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A luxury home may have pricier finishes that substantially add to the cost, while a more modest starter home could be built for less than half the price. As a general rule, though, Wexler provides a basic estimate, using his experience in Toronto: \u201cIt can be anywhere from $500 a square foot to $1,000 a square foot, depending on what the house is like,\u201d Wexler tells Wahi.\u00a0 <\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">Wexler\u2019s estimate lines up with <\/span><a href=\"https:\/\/go.altusgroup.com\/canadian-cost-guide-2023\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Altus Group\u2019s 2023 Canadian Cost Guide<\/span><\/a><span style=\"font-weight: 400;\">, which provides pricing for home construction in nine major markets. According to the guide, prices for a custom built single-family home vary from the mid-$400 range up to approximately $1,000 in most major Canadian cities. <\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">In Ontario, the average detached home has 1,520 square feet of indoor living space, excluding the basement, <\/span><a href=\"https:\/\/www150.statcan.gc.ca\/n1\/daily-quotidien\/190503\/dq190503b-eng.htm\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">according to Statistics Canada<\/span><\/a><span style=\"font-weight: 400;\">. In B.C., the typical home is somewhat smaller at 1,430 square feet, and in Nova Scotia, the average is 1,150 square feet.<\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">Based on the cost estimates from Altus Group and Wexler and the home-size data from StatCan, a typical custom build in Toronto or Vancouver could run you anywhere from about $750,000 to more than $1,500,000. The east coast has the lowest cost to build a house in Canada, with Altus estimating a Halifax home could be completed for anywhere from $275 to $555 per square foot. If that home is of average size for Nova Scotia, that represents a project cost of approximately $320,200 to about $640,000.<\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">A number of factors could influence the cost to build a house. In smaller markets, you could obtain a vacant lot or teardown for less than $100,000. In Wexler\u2019s case, demolition is included in the per-square-foot building cost. He suggests a demo amounts to roughly $80,000 on its own.<\/span><span style=\"font-weight: 400;\"><\/span><\/p>\n<p>&nbsp;<\/p>\n<p><b>Property characteristics\u00a0<\/b><\/p>\n<p><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The characteristics of your property can add to the cost of building a house in Ontario. \u201cFor example, on a tight lot, excavating is difficult \u2018cuz you\u2019ve got to get machinery there. Sometimes you\u2019ve got to excavate by hand, and that costs more,\u201d says Wexler. <\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">If space around the perimeter is limited and your dream home is two or more storeys tall, a crane also may be needed to bring materials to the upper levels. <\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><b>Location<\/b><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">Is your property in or around the downtown core? That may cost you more as well. \u201cTrades and suppliers, they need space to park, and in a lot of cases in downtown Toronto, there\u2019s very limited places to park, so sometimes those things can raise the value of the project,\u201d Wexler explains.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The cost of parking permits may be passed onto the client. There\u2019s also the fact that many trades are also commuters. \u201cThe trades don\u2019t generally live in the heart of the city \u2014 they live outside the city, and they\u2019ve got to come into the city early in the morning, [and] they\u2019ve got to find places to park,\u201d he continues. <\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">Because of parking limitations, workers may need to drop off equipment and then park farther away from the construction site, and they may charge for the inconvenience. Such issues related to location can add to the overall project costs by about 5%. \u201cThey may charge a bit more per hour because of it.\u201d<\/span><\/p>\n<p>&nbsp;<\/p>\n<h2><b>The style of home<\/b>\u00a0<\/h2>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Not all architectural styles cost the same. \u201cIf it\u2019s a modern home, or a traditional home, transitional home, or Prairie style \u2014 each one of these styles are a different type of build, and some of them require more steel than others, more concrete than others,\u201d says Wexler. <\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">If you\u2019re concerned about costs, you may want to stick to a more conventional style of home. \u201cA traditional style of home or transitional home that has an A-frame, your typical house, those are more cost effective than a modern home that requires a lot more steel for a flat roof,\u201d says Wexler.\u00a0<\/span><\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<h2><b>The interior <\/b>\u00a0<\/h2>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">The cost to build a house in Ontario is also sensitive to the quality of the interior. Crown moulding, automated electrical systems, hardwood flooring \u2014 there are near-endless billable add-ons. \u201cIf a designer\u2019s package has marble throughout, then obviously it\u2019s more expensive than if it\u2019s porcelain,\u201d says Wexler. <\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">Some prefer to bring in their own interior-design professional, which also adds to the project cost. \u201cIf you hire an interior designer, you\u2019re spending more money,\u201d says Wexler. \u201cThey all vary, depending on the experience of the designer.\u201d<\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><a href=\"https:\/\/homestars.com\/cost-guides\/on\/interior-design-cost-toronto\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">According to the HomeStars estimator<\/span><\/a><span style=\"font-weight: 400;\">, the average interior-design project costs about $11,500 in Toronto. With a big enough budget, the sky\u2019s the limit in terms of what kind of amenities can be incorporated into a custom house. We\u2019ve seen everything from <\/span><a href=\"https:\/\/wahi.com\/ca\/en\/learning-centre\/real-estate-101\/buy\/toronto-homes-unbelievable-backyards\/\"><span style=\"font-weight: 400;\">ziplines to hockey rinks<\/span><\/a><span style=\"font-weight: 400;\"> in the past. How much you end up spending on landscaping depends on the scope of the project. It\u2019s not unheard of for homeowners in affluent neighbourhoods to spend $500,000 or more on intricate landscaping with features such as sports courts, waterfalls, and the like. <\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><b>Detached Garages<\/b><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">If your home\u2019s garage is part of the main structure, it should generally be included in the overall per-square-foot estimate. You\u2019re effectively starting with a blank slate. However, unforeseen challenges can occur once shovels are in the ground. \u201cIf you excavate and you find that there are water-table problems or there\u2019s an old oil tank \u2014 that could be a problem,\u201d says Wexler.<br \/><br \/><\/span><\/p>\n<p><span style=\"font-weight: 400;\"><\/span><\/p>\n<p>Fortunately, these issues are \u201cgenerally few and far between,\u201d says Wexler, though they can lead to big cost overruns if they do arise. If your house is built in an area where there was once a river, for example, there could still be water underground. \u201cWhen you\u2019re excavating, water\u2019s coming up\u2026 and you\u2019ve got to deal with that,\u201d says Wexler. Doing so could run you an extra $100,000, he cautions.\u00a0<\/p>\n<p>&nbsp;<\/p>\n<h2><b>The homebuilder \u00a0\u00a0<\/b><\/h2>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Some Ontarians begin the custom home process by hiring an architect for drawings, and then approaching homebuilders to bid on the project. However, Wexler says it\u2019s best to work with a homebuilder from the get-go. \u201cArchitects in general don\u2019t know the pricing of\u00a0 building a house; they don\u2019t know the pricing of some of the stuff they\u2019re suggesting,\u201d he explains. \u201cHaving a builder from the get-go is vital, in my opinion, because a builder can tell you \u2014 if there is a budget \u2014 where to save and where to omit things and where to make changes.\u201d\u00a0 <\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">However, choosing the wrong homebuilder can prove to be an expensive mistake, causing stress and costing you lots of time and money. For instance, near the end of the project when the client may only owe a remaining $5,000 or $10,000 on their bill, some unscrupulous contractors will ghost you if there are any deficiencies, such as issues with paint or grout. \u201cThey don\u2019t bother coming back for it,\u201d warns Wexler. \u201cThey\u2019ve moved on to the next project.\u201d<\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\">If you\u2019re curious about how much it costs to build a house in Ontario and are thinking of hiring a homebuilder, Wexler recommends looking for those with the following four qualities: <\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><b>On-site presence:<\/b><span style=\"font-weight: 400;\"> \u201cYou want to make sure that you have a contractor who is on-site everyday,\u201d says Wexler. \u201cFor some builders, you\u2019re paying for that site supervision \u2014 there might be an added cost,\u201d he adds. \u201cPeople are fearful that they\u2019re going to drive by their site and nobody\u2019s working.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><br \/><\/span><b>Good communication:<\/b><span style=\"font-weight: 400;\"> It\u2019s critical to find a contractor who responds quickly to your questions or concerns, says Wexler: \u201cThat\u2019ll be a problem throughout the project if they don\u2019t.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<p><b>Strong organization:<\/b><span style=\"font-weight: 400;\"> You also want a contractor who is on the ball. \u201cYou can delay your project by a year if your contractor\u2019s not organized,\u201d notes Wexler.<\/span><span style=\"font-weight: 400;\"><br \/><\/span><span style=\"font-weight: 400;\"><br \/><\/span><b>Solid references:<\/b><span style=\"font-weight: 400;\"> To avoid a fly-by-night homebuilder, Wexler recommends getting references. He suggests a minimum of two: one from a recent client and another from an older one. \u201cIt\u2019s always good to know: how did that house hold up that was built 10 years ago?\u201d he explains. \u201cAt the end of the day, it\u2019s a relationship.
