There\u2019s an old clich\u00e9 that the best time to invest in real estate<\/a> was yesterday \u2014 but try telling that to today\u2019s would-be homebuyers.<\/span>
<\/span>
<\/span>Declining interest rates have yet to translate to a surge in Canadian home sales.<\/span><\/p>\n


While the verdict is still out on what impact the Bank of Canada\u2019s third consecutive rate cut will have on the housing market this fall, home-sales activity actually retreated<\/a> after the central bank\u2019s previous cut, in July. <\/span><\/p>\n

 <\/p>\n

So it seems some Canadians are waiting for interest rates to fall even more. Others, meanwhile, may be hoping for house prices to collapse.<\/p>\n

 <\/p>\n

Whatever\u2019s causing prospective homebuyers to stand on the sidelines, experts say there\u2019s good reason to stop delaying and begin house hunting today. In fact, there are five:<\/p>\n

 <\/p>\n

1. Homebuyers can call the shots (with conditions).
\u00a0<\/b><\/h2>\n

For years, house hunters in expensive and in-demand markets, such as Toronto and Vancouver, were waiving conditions \u2014 including home inspections \u2014 on their offers. In doing so, they hoped to have a more competitive bid, but they were sacrificing security. However, t<\/span>oday, with much less competition in many local markets, homebuyers can have the piece of mind that comes with these conditional offers. \u201cNow you can come in with a home inspection. Now you can come in with a finance clause. Two years ago, you would\u2019ve lost every single time with those conditions,\u201d says Wahi Partner Realtor Grant Allardyce<\/a>. <\/span><\/p>\n

2. Homebuyers can afford to be pickier.\u00a0<\/b><\/h2>\n

 <\/p>\n

Beggars can\u2019t be choosers \u2014 but Canadian homebuyers can. With sales activity muted, listings are piling up, and that presents buyers with the most choice they\u2019ve had in some time. In fact, the number of new listings for homes available for purchase soared to a 10-month high in July, according to the latest available data from CREA<\/a>. As many of these new listings go unsold, overall inventory accumulates. In some markets, such as Toronto and Vancouver, the levels of active listings have reached multi-year highs. \u201cProperties are taking longer to sell,\u201d Allardyce explains.<\/span><\/p>\n

 <\/p>\n

3. Prices likely won\u2019t go a lot lower.\u00a0 \u00a0<\/b><\/h2>\n

 <\/p>\n

Don\u2019t hold your breath for the housing market to crash. In its latest quarterly forecast<\/a>, the Canadian Real Estate Association anticipates the national average price of a home will reach $694,393 this year, an increase of 2.5%. Next year, CREA forecasts the average price will hit $729,319, up an additional 5%.<\/span><\/p>\n

<\/span><\/p>\n

CREA isn\u2019t the only market-watcher betting on continued price increases. More than one of Canada\u2019s biggest banks has released a forecast predicting higher prices in 2025. Meanwhile, Royal LePage is forecasting<\/a> the aggregate price of a home to climb 9% in the year\u2019s final quarter compared to the same time in 2023.<\/p>\n

 <\/p>\n

\u201cAs long as the levels of immigration are kept high and the lack of housing supply remains low, I think we\u2019ll be back into a seller\u2019s market, I would say, not this year, but certainly by mid-spring market next year,\u201d Allardyce tells Wahi.<\/p>\n
