text_font_size_last_edited=&#8221;on|phone&#8221; header_2_font_size_tablet=&#8221;36px&#8221; header_2_font_size_phone=&#8221;25px&#8221; header_2_font_size_last_edited=&#8221;on|phone&#8221; global_colors_info=&#8221;{}&#8221;]<\/p>\n<p><span style=\"font-weight: 400;\">There were many reports about bidding wars returning to the Greater Toronto Area this spring as homebuyers showed renewed confidence when interest rates appeared to have stabilized.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p>However, as quickly as bidding wars reemerged a few months ago, they seem to be retreating \u2014 especially when it comes to the region\u2019s once high-flying condo market.<\/p>\n<p>&nbsp;<\/p>\n<p>In July, just over one-third (38%) of GTA neighbourhoods were in overbidding territory, down considerably from <a href=\"https:\/\/wahi.com\/ca\/en\/learning-centre\/real-estate-101\/buy\/overbidding-gta-homes-drop-june\/\">62% in June<\/a> and <a href=\"https:\/\/wahi.com\/ca\/en\/learning-centre\/real-estate-101\/buy\/bidding-war-toronto-neighbourhoods\/\">68% in May<\/a>, according to digital real estate platform Wahi. To identify overbidding and underbidding neighbourhoods each month, Wahi compares the differences between list and sold prices for all types of homes, including condo units and houses, in about 400 neighbourhoods. Specifically, the latest back-to-back Bank of Canada (BoC) hikes to the overnight rate have likely sent more potential homebuyers to the sidelines, Katchen explains: \u201cWhen the Bank of Canada paused rate hikes earlier this spring, we began seeing confidence return to the market.
