–<\/span><\/p>\n In most Greater Toronto Area municipalities, homes are regularly selling under asking \u2014 in some cases eight out of 10 transactions \u2014 but there are a couple of big exceptions.<\/span><\/em><\/p>\n <\/p>\n TORONTO<\/a>, ONT. \u2014May 8, 2025 \u2014 While nearly all of the municipalities that make up the Greater Toronto Area are seeing a majority of homes sell for less than the listed price, three communities in Durham<\/a> region are defying the trend.
<\/span><\/p>\n
In the cities of Ajax and Oshawa<\/a>, most homes (52%) have still been changing hands for at or above the listed price this year, according to Wahi analysis of home sales data from the first quarter.<\/span><\/p>\n
Meanwhile, in Clarington<\/a>, a municipality neighbouring Oshawa on the eastern edge of the GTA, the share of homes selling at or above asking was split at 50% with those selling for less. In every other GTA<\/a> town and city, the lion\u2019s share of homes ended up selling below asking.<\/span><\/p>\n
