However, the vast majority (86%) remained underbid.<br \/><br \/><\/span><\/p>\n<p>\u201cWith the start of the historically busier fall real estate market, stronger competition is expected,\u201d says Wahi CEO Benjy Katchen. \u201cHowever, we\u2019re still seeing transaction levels and bidding activity well below last year\u2019s level for this time of year,\u201d he adds.<br \/><br \/>Last September, 24% of <a class=\"wpil_keyword_link\" href=\"https:\/\/wahi.com\/ca\/en\/real-estate\/on\/gta\"   title=\"GTA\" data-wpil-keyword-link=\"linked\"  data-wpil-monitor-id=\"757\">GTA<\/a> neighbourhoods were in overbidding territory, with an additional 3% selling at-asking.<\/p>\n<ul><\/ul>\n<p><strong>Demand for Houses Drives Bidding Competition<br \/><\/strong><\/p>\n<p>The condo and single-family home segments appear to be moving in different directions. When only looking at condos, 5% of neighbourhoods with at least five condo sales were overbid, compared to 8% in August and 10% in September 2023. For single-family homes, nearly one-in-five neighbourhoods (18%) saw prices bid up, an increase from 13% the previous month but nowhere near last year\u2019s level (35%).<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Most Homes Are Still Selling Below Asking<\/strong><\/p>\n<p>Wahi also tracks the percentage of homes that sell for less than they are listed for. A lower share of single-family homes (64%) were purchased for less than asking last month than condos (77%). The share of below-asking condo sales was roughly unchanged from August, but for single-family homes there was a decline of three percentage points.<br \/><br \/><\/p>\n<p><strong>The Top 5 GTA Underbidding Neighbourhoods in September 2024<\/strong><\/p>\n<p>After 15 straight months in the top five, the <a class=\"wpil_keyword_link\" href=\"https:\/\/wahi.com\/ca\/en\/real-estate\/on\/gta\/halton\/oakville\"   title=\"Oakville\" data-wpil-keyword-link=\"linked\"  data-wpil-monitor-id=\"755\">Oakville<\/a> neighbourhood of Eastlake was not among the GTA\u2019s top five underbidding neighbourhoods in September.<\/p>\n<p>Three of the top five underbidding neighbourhoods were located within the City of Toronto, up from two in August. In August, two neighbourhoods (The Danforth and Parkwoods) were some of the GTA\u2019s most overbid.<br \/><br \/><\/p>\n<p>Note that when a neighbourhood is in overbidding territory, it doesn\u2019t necessarily mean that every home is selling above-asking. A total of 284 neighbourhoods out of the GTA\u2019s approximately 400 met this threshold in September, down from 272 in August. Data is sourced from Information Technology Systems <a class=\"wpil_keyword_link\" href=\"https:\/\/wahi.com\/ca\/en\/real-estate\/on\"   title=\"Ontario\" data-wpil-keyword-link=\"linked\"  data-wpil-monitor-id=\"756\">Ontario<\/a> (ITSO) and the Toronto Regional Real Estate Board (TRREB).<\/p>\n<p>The top overbidding and underbidding neighbourhoods are ranked by the median overbid or underbid amount. The median overbid and underbid amounts are calculated by subtracting the list price from the sold price of each individual listing in a given neighbourhood. These are then ranked by the median of all subtractions and presented as the median overbid or underbid amount.
