The GTA’s Most and Least Expensive Neighbourhoods so Far in 2026

Home prices in these neighbourhoods were the highest and lowest across the Greater Toronto Area between January and June.

One of the biggest misconceptions about the Greater Toronto Area housing market is that it is a single market. In reality, it is a collection of highly localized markets, each shaped by its housing stock, supply constraints, buyer demand and affordability pressures.

 

Wahi’s analysis of home sales during the first half of 2026 reveals. Among GTA neighbourhoods with more than five transactions, median sold prices ranged from $405,000 to $3.2 million. The nearly $2.8-million spread demonstrates why regional and citywide averages can tell buyers only so much.

 

Here are the GTA’s five most and least expensive neighbourhoods from January to June.

 

At the top of the market, established communities in Toronto and Oakville led the rankings. Moore Park recorded the GTA’s highest median sold price between January and June, at $3.2 million. The Old Toronto neighbourhood is known for large detached homes, tree-lined streets and its proximity to the Moore Park and Vale of Avoca ravines.

 

Nearby Lawrence Park followed closely, with a median price of $3.1 million. Its winding residential streets, greenery, large homes and access to schools and the shops and services along Yonge Street have long made it one of Toronto’s most sought-after communities.

 

Oakville claimed the next two spots. Southwest Oakville posted a median sold price of $2.7 million. Located near Lake Ontario, the neighbourhood includes generous lots and a mix of original homes, extensively renovated properties and custom-built luxury residences.

 

Eastlake, another lakeside Oakville community, recorded a median of $2.5 million. The area is characterized by expansive properties, detached houses, mature trees, parks, trails and waterfront access.

 

Rounding out the five most expensive neighbourhoods was Windfields in North York, where the median sold price reached just below $2.4 million. The family-oriented community combines a suburban atmosphere with spacious homes, parkland and convenient access to Highway 401.

 At the other end of the price spectrum, the five least expensive neighbourhoods all had median sold prices below $500,000, with highrise and apartment-style housing creating more attainable entry points into the GTA market.

 

Thorncliffe Park in East York was the region’s least expensive neighbourhood during the first half of the year, with a median sold price of $405,000. The multicultural, high-density community has numerous condo and apartment buildings, along with shopping, parks, services and transit connections.

 

Brampton’s Queen Street Corridor ranked second at $421,000. Located near central Brampton, the area has a significant supply of apartment-style housing and offers access to restaurants, shopping, recreation and public transit.

 

In Etobicoke, Woodbine recorded a median sold price of $450,000. The neighbourhood provides relatively lower-priced housing as well as road and transit access and nearby shops and everyday services.

 

Flemingdon Park in North York followed with a median price of $483,500. The diverse highrise community near the Don Valley includes parks, community facilities and transit, while its condo stock helps keep prices below those found in many surrounding neighbourhoods.

 

Core Mississauga completed the five least expensive communities, with a median sold price of $485,000. Centred around Square One and Celebration Square, the condo-dominated neighbourhood offers shopping, dining, entertainment and transit in the heart of Mississauga.
